South Indian Cities Dominate India’s Senior Living Market

In a rapidly growing market for senior living solutions, South Indian cities—Chennai, Coimbatore, and Bengaluru—are taking the lead, accounting for a significant 60% of the national share of senior living housing units. This trend is particularly notable given that India’s senior population is projected to more than double by 2050, reaching a staggering 346 million. As awareness about senior living options increases, these cities have become the focal point for developers and investors, establishing a robust market that is expected to grow at a compound annual growth rate of 27%.

The JLL and Association of Senior Living India (ASLI) report highlights that, while the rest of India is catching up, the southern states benefit from specific advantages. These include a rapidly ageing population, high numbers of Non-Resident Indians (NRIs) who are seeking housing solutions for their ageing parents, and the relatively milder climate, which is ideal for retirees. Cities like Coimbatore and Bengaluru were early adopters of senior living projects, paving the way for a mature market. Cultural acceptance also plays a pivotal role, with South Indian families more open to the concept of senior living communities as viable options for elderly care.

However, the growing senior living market is not confined to these cities alone. While the south takes the lion’s share, Northern regions like Delhi-NCR and cities in the West like Pune and Ahmedabad are also expanding their senior housing stock. Nonetheless, the demand for well-equipped, sustainable, and affordable senior living options across the country continues to rise. The market, currently at just 1.3% penetration, is expected to grow rapidly as awareness spreads, and developers pivot towards creating quality-driven solutions that cater to the evolving needs of the elderly population.

Sustainability has become a key consideration in the design and operation of senior living facilities. Many projects now incorporate green building practices, including energy-efficient designs and water conservation measures. Additionally, integrated townships, where senior living units coexist with regular housing, present a sustainable approach that promotes intergenerational interaction, reduces isolation, and optimizes resource usage. This holistic model not only addresses the practical needs of seniors but also reflects a shift in societal attitudes towards aging, fostering stronger communities and enhancing the quality of life for all residents.
