The Indian real estate sector is undergoing a paradigm shift, driven by the government’s ambitious infrastructure development agenda. Large-scale projects, such as dedicated freight corridors, expressways, and multi-modal transport networks, are reshaping investment dynamics and redefining the concept of location in property markets. These initiatives are not only enhancing connectivity but also unlocking the potential of previously overlooked regions, turning them into burgeoning economic hubs.

Government-backed corridors like the Delhi-Mumbai Industrial Corridor (DMIC), Eastern Dedicated Freight Corridor, and expanded national highways have set new benchmarks in regional development. Cities like Vadodara, Ahmedabad, and Pune are witnessing property price hikes of 30-50%, thanks to improved accessibility and economic integration. Industry leaders emphasise the evolving investor mindset, shifting from a traditional focus on location to prioritising connectivity, future returns, and infrastructural prospects. Aman Gupta, Director at RPS Group, aptly summarises, “Infrastructure is no longer an ancillary; it is the cornerstone of investment decisions.”

This transformation isn’t merely about transportation. The fusion of physical infrastructure with digital advancements is fostering smart cities and technology-enabled developments, enhancing living and working conditions. Siddharth Maurya, Managing Director at Vibhavangal Anukulakara Pvt. Ltd., highlights this integration, noting, “It’s not just about roads and railways anymore; it’s about creating technologically advanced urban ecosystems.” This synergy is steering investments towards regions with multi-modal links and strategic industrial or commercial potential.

From a sustainability perspective, infrastructure-led real estate development reduces urban sprawl by decentralising growth. These corridors are shaping compact, resource-efficient urban nodes while addressing civic issues like overcrowding in metropolitan cities. As infrastructure projects progress, the Indian real estate landscape is set to evolve further, attracting global investors and offering long-term opportunities across emerging growth corridors.
