Telangana Launches ‘BuildNow’ for Swift Building and Layout Approvals

the Telangana government launched ‘BuildNow’, a new online system that promises quicker and more efficient clearance. Set to replace the existing TG-bPASS (Telangana Building Permission Approval and Self-Certification System) introduced by the previous BRS government in 2020, BuildNow offers a significant upgrade with its advanced technology integration.

Scheduled to be operational by February 1, the BuildNow system will revolutionize the approval process for builders and homeowners in the state. By leveraging artificial intelligence (AI) and augmented reality (AR), the system offers a more intuitive and faster experience. One of its standout features is the drastic reduction in time required to process building applications. The system will scrutinize multi-storeyed buildings with over 40 floors in less than two minutes, compared to the 2-30 days required under TG-bPASS, depending on the building size. The BuildNow system aims to reduce the approval time for non-high-rise buildings from 21 days to just 15, and occupancy certificates, which typically take 15 days, will now be issued within 10 days. This will bring much-needed relief to builders, developers, and flat buyers who have previously faced delays due to the cumbersome process. In addition to speeding up approval times, the new system consolidates multiple platforms into a unified portal, making it easier for applicants to submit their documents, track progress, and make fee payments. This will also ensure greater transparency and accountability, as all transactions and approvals are visible to the public.

Another key feature of BuildNow is its integration with TG RERA (Real Estate Regulatory Authority), offering seamless access to accurate data related to building permissions. The system also includes an AI-powered virtual assistant that helps guide users through the application process, providing tailored support and answering queries. One of the most exciting features is the 3D visualization of buildings and layouts, powered by augmented reality (AR). This enables citizens to view proposed projects in a real-world context before construction begins, giving them an immersive experience and enhancing their understanding of the project. Through the integration of cutting-edge technology, BuildNow is set to become one of the fastest building and layout approval systems in India, ushering in a new era of real estate development in Telangana.
