Govt Approves 2.35 Lakh Urban Homes Nationwide

The central government has approved the construction of 235,000 urban homes under the Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0). The announcement was made following the third meeting of the Central Sanctioning and Monitoring Committee (CSMC), chaired by officials from the Ministry of Housing and Urban Affairs (MoHUA).

The move reinforces the government’s commitment to ensuring “Housing for All” in urban areas, especially targeting economically weaker sections (EWS), low-income groups (LIG), and middle-income beneficiaries. The newly approved housing units are expected to address growing urban migration and bridge the affordability gap in metropolitan and smaller tier cities across India.

The Pradhan Mantri Awas Yojana – Urban, which was first launched in 2015, has been a flagship initiative to tackle India’s urban housing shortage. With the revamped 2.0 version under the current administration, the focus has expanded to include sustainable construction, resilient infrastructure, and the integration of modern urban planning principles.

According to the ministry, the approved homes are part of a broader strategy to drive urban transformation, not just housing development. These units will integrate essential services like sanitation, water, power, and digital connectivity. Built using modern, sustainable construction methods, the project aligns with Smart Cities and AMRUT objectives to foster inclusive, resilient, and equitable urban ecosystems across India’s rapidly growing cities.

Experts see this as a policy shift beyond infrastructure delivery—toward digitally mapped, community-integrated housing. However, concerns persist over execution delays due to bottlenecks in land approvals, fund flow, and state-level coordination. To accelerate outcomes, stakeholders are urging stronger inter-agency collaboration and incentives for private sector engagement, positioning PMAY-U 2.0 as a transformative driver for both housing equity and local economic development.

With 2.35 lakh homes cleared under PMAY-U 2.0, the government’s push for affordable urban housing enters a critical phase. As urbanisation accelerates, the programme must balance scale with speed, sustainability, and inclusivity. If implemented effectively, it can redefine India’s housing future—supporting jobs, reducing emissions, and shaping greener, smarter, more liveable cities for millions still on the margins of urban growth.
