At the same time, affordability concerns remain a growing challenge across the metropolitan region. Property values in several western suburban pockets have continued to rise faster than household incomes, limiting access to centrally located housing for middle-income and lower-income residents. Urban economists argue that balanced growth will require stronger integration of affordable housing, rental housing and mixed-use planning within redevelopment corridors.

Environmental researchers additionally stress the importance of embedding climate resilience into future housing projects across Mumbai. Increased built density combined with shrinking natural drainage channels has contributed to repeated urban flooding incidents during extreme rainfall events. Experts suggest that future residential developments should adopt stronger sustainability measures including water recycling systems, energy-efficient construction practices and improved stormwater management. Market observers believe demand for well-connected urban housing in Andheri West is likely to remain strong as infrastructure upgrades continue reshaping commuting patterns across Mumbai. Yet urban policy specialists say the long-term success of redevelopment-led growth will ultimately depend on whether civic agencies can align housing expansion with environmental sustainability, public infrastructure capacity and liveability standards for residents.
