Delhi-NCR’s residential property market has attracted another regional developer as Anhad Group announced its formal entry into the National Capital Region, signalling continued confidence in one of India’s most competitive housing markets. The move comes at a time when infrastructure-led urban expansion, evolving buyer preferences and sustained demand for quality housing continue to reshape development strategies across the region.

The developer, which has operated for more than three decades in North India, is seeking to establish a presence in Delhi-NCR amid a market increasingly characterised by organised developers, regulatory oversight and infrastructure investment. While the company’s expansion reflects confidence in long-term urban growth, it also highlights intensifying competition as developers pursue opportunities in locations benefiting from improved connectivity and employment generation. Delhi NCR real estate has entered a phase where project quality, timely execution and neighbourhood infrastructure are becoming more decisive than rapid expansion alone. Industry observers note that buyers are placing greater emphasis on legal transparency, sustainable construction practices and access to transport, healthcare and education rather than purely speculative investment.

Across the region, large public and private investments—including metro extensions, expressways and airport-linked development—have altered the geography of residential demand. Emerging corridors in Gurugram, Noida, Greater Noida and peripheral districts continue to attract developers seeking to address premium as well as mid-income housing requirements. However, urban planners caution that housing growth must be supported by adequate civic infrastructure, public transport, water security and environmental safeguards to prevent pressure on already stretched urban systems. The latest market entry also reflects broader trends identified by property analysts, who expect residential demand to remain resilient through 2026 despite signs of market consolidation. Rising urbanisation, employment growth and infrastructure spending continue to support housing demand, although affordability remains a challenge in several micro-markets as premium developments account for an increasing share of new launches.

For prospective homebuyers, greater participation by organised developers could widen housing choices and encourage improved construction standards. Competition may also strengthen focus on delivery timelines, regulatory compliance and customer service, areas that have gained importance since the implementation of real estate reforms. Even so, urban experts argue that the long-term success of Delhi NCR real estate will depend on balancing commercial expansion with inclusive planning. Future projects will increasingly be assessed not only on sales performance but also on how effectively they integrate green spaces, climate resilience, efficient mobility and supporting civic infrastructure into rapidly growing urban districts. As new developers continue to enter the region, the challenge for policymakers and industry alike will be ensuring that investment translates into liveable, sustainable and economically balanced communities rather than simply adding to the pace of construction.
