Hyderabad office demand grows with GCC expansion

Hyderabad’s commercial property market is absorbing another major corporate commitment, with Canadian banking group CIBC taking about 1.21 lakh sq ft of managed office space for its global capability centre (GCC). The five year agreement, valued at an estimated ₹180 crore in rent, highlights the city’s growing role in financial services technology while raising broader questions about office supply, mobility and infrastructure capacity.

The lease covers two floors at Meenakshi Eco Park in Hyderabad. Property registration records show an opening monthly rent of about ₹2.72 crore, equivalent to roughly ₹225 per sq ft, with annual escalation of 5%. The agreement also includes a ₹16.3 crore security deposit and 121 parking spaces. The chargeable area is around 1.21 lakh sq ft, while the built-up area is approximately 95,352 sq ft.The transaction is significant because it reflects a shift in how multinational companies are securing office capacity. Managed offices allow occupiers to take large, ready-to-use workplaces without carrying the full upfront cost and operational burden associated with developing or fitting out conventional premises. For a rapidly expanding GCC ecosystem, that flexibility can make scaling teams faster.

Hyderabad’s wider market is already showing strong demand. Cushman & Wakefield reported 5.2 million sq ft of gross office leasing during the first half of 2026, with GCCs responsible for 37% of second-quarter leasing. Gachibowli remained the busiest office corridor, followed by Madhapur, while citywide vacancy fell to 19.1%.Other market data points to the same direction. Knight Frank recorded 7.5 million sq ft of Hyderabad office transactions in the first half, a 29% annual increase. GCCs accounted for 45% of office leasing during the period, while completions more than doubled to 3 million sq ft.The CIBC deal therefore forms part of a larger Hyderabad GCC expansion rather than an isolated property transaction. Financial-services companies are increasingly using the city for technology, analytics and global support functions. A separate industry report found that Hyderabad accounted for 55% of financial-services companies that established GCCs in India, underlining its competitive position in the sector.

For the city, however, faster Hyderabad GCC expansion brings costs alongside economic gains. Larger employment clusters increase demand for housing, public transport, roads, electricity and water. Concentrated office growth can also lengthen commutes and increase transport emissions when workers depend heavily on private vehicles.The next challenge is therefore not simply attracting more office tenants. Hyderabad’s ability to sustain GCC-led growth will depend on whether commercial development is matched by reliable mass transit, walkable districts, resilient utilities and lower-carbon buildings. That balance will determine whether rising office demand strengthens the wider city or adds another layer of infrastructure stress.
