Faridabad Real Estate Gains RERA And Infrastructure Push

Faridabad is entering a new phase of urban expansion as improved road links, the operational Noida International Airport and planned regional transit connections reshape its position within the NCR. The shift is also visible in Greater Faridabad, where large residential developments are moving into higher-value segments. For the city, the challenge now is to match property-led growth with transport capacity, public services and environmental resilience.

The city’s changing real-estate profile is closely tied to connectivity. The DND–Faridabad–KMP corridor has strengthened road access towards Delhi and the wider NCR, while NH-44 continues to provide an important north-south connection. The proposed 64-km Gurugram-Faridabad-Noida-Greater Noida Namo Bharat corridor could further improve regional mobility, although it remains a planned project rather than an operational service. The opening of Noida International Airport at Jewar adds another layer to this transition. Commercial flights began in June 2026, creating a new aviation gateway for residents and businesses across southern NCR. However, the full benefit for Faridabad will depend on reliable road and public-transport links rather than distance alone. The transformation is particularly visible in Greater Faridabad, where residential construction has expanded alongside schools, hospitals and commercial activity. This has helped the area attract both end-users and investors, while pushing parts of the market towards larger and more expensive homes.

A recent example is Skynest Towers in Sector 80. Haryana RERA records show the project received registration in April 2026 under HRERA-PKL-FBD-881-2026. The development comprises 325 apartments across twin towers planned at roughly 150 metres.The project also illustrates how Faridabad real estate is increasingly incorporating landscaped spaces within high-rise design. Its planned sky gardens and other green areas point towards a broader question for the city’s next growth cycle: whether vertical development can deliver density without weakening access to greenery, ventilation and usable public spaces.The expansion of premium housing makes regulatory transparency increasingly important. RERA registration gives buyers access to project-specific information and a formal regulatory framework, but it does not remove the need to independently assess approvals, construction timelines, financial obligations and promised amenities.

For Faridabad real estate, the next stage is therefore less about adding housing supply alone and more about building a functioning urban ecosystem around it. Rising density will require stronger public transport, drainage, water systems, waste management and climate-sensitive planning. As infrastructure investment continues, Faridabad has an opportunity to move beyond its industrial legacy. Whether its housing boom produces a genuinely liveable urban centre will depend on how effectively new development is integrated with civic infrastructure and the city’s environmental capacity.
