Chennai Lakewoods Phase IV Gets RERA Registration

A new residential phase at Mahindra Lakewoods in Chennai’s Mahindra World City has received regulatory registration, adding 166 apartments to the city’s expanding GST Road housing corridor. The launch of Towers F and G comes as integrated townships increasingly link homes with employment, transport and social infrastructure, raising questions about how future residential growth can remain both accessible and environmentally resilient.

The project’s Phase IV, covering the two new towers, comprises 83 apartments in each building. The development forms part of the larger Lakewoods residential project, which spans about 9.33 acres and includes two- and three-bedroom homes. The latest phase was registered with the Tamil Nadu Real Estate Regulatory Authority under TNRERA/35/BLG/0300/2026, dated 31 August 2026. The RERA registration is significant for prospective buyers because it places the new phase within the state’s regulatory framework for project disclosures, timelines and buyer protections. Publicly available project information indicates that the new towers are under construction, with possession scheduled for January 2030. The development sits inside Mahindra World City Chennai, a 1,550-acre mixed-use township along the GST Road corridor.

The wider urban model combines residential, commercial and industrial uses, with more than 65 global companies operating within the township. Such employment-linked development can reduce daily commuting distances for some workers, although its long-term urban value depends on reliable public transport, walkability and access to essential services beyond private residential enclaves. Environmental performance is another factor shaping the project. Lakewoods has received IGBC Platinum pre-certification, while the wider development incorporates measures such as rainwater harvesting, solar photovoltaic systems for common-area lighting and materials intended to reduce indoor pollutants. These measures can lower resource use, but their real urban impact will ultimately depend on how effectively they perform after occupation and across the life of the buildings.

For Chennai, the expansion of housing along the GST Road corridor reflects a broader shift towards peripheral and township-based growth. As more homes are added, infrastructure capacity, water security, drainage, public mobility and access to healthcare and education will remain critical to whether such growth creates genuinely liveable neighbourhoods. With Lakewoods Phase IV now registered under RERA, the next test will be delivery: whether construction progresses within the stated timeline and whether the promised environmental systems translate into measurable benefits for residents and the surrounding urban ecosystem.
