Bengaluru RERA Rules Shape the City’s Vertical Growth

Bengaluru is entering a new phase of residential development as taller apartment towers emerge across its eastern, northern and central corridors. Projects reaching 50 floors or more are becoming increasingly visible, reflecting a wider policy push towards vertical growth. But the shift is not only about height: Bengaluru RERA registration, transport capacity, water supply, waste management and environmental safeguards will determine whether these towers add efficient housing or deepen existing urban pressures.

The city’s planning authorities are considering higher development intensity as Bengaluru faces limited scope for continued outward expansion. Under proposals linked to the Revised Master Plan 2041, officials have discussed increasing the Floor Area Ratio, or FAR, which determines how much built space can be created on a plot. The objective is to accommodate more people without endlessly consuming peripheral land. Several developments illustrate how this vertical model is taking shape. The Presidential Tower in Yeshwanthpur has 50 floors and is registered with Karnataka RERA under PRM/KA/RERA/1251/309/PR/171014/000565. Mista Sri City at Budigere Cross is another registered high-rise, with project records listing more than 50 floors and RERA registration PRM/KA/RERA/1251/446/PR/080125/007360.

Newer proposals are pushing the scale further. A planned residential development at Budigere Cross is expected to comprise five towers of up to 50 floors, while a separate Old Madras Road township proposal includes residential towers rising to 53 floors. These projects indicate how East Bengaluru is becoming a major testing ground for high-density housing. North Bengaluru is also seeing taller proposals. Purva Hennur 51 is planned around a 51-floor residential tower. However, its RERA registration is not yet available, highlighting an important distinction for buyers: a proposed or pre-launch tower should not be treated as equivalent to a registered project. That distinction makes Bengaluru RERA increasingly important as the city builds upwards. Registration provides buyers with regulatory information, project disclosures and a framework for accountability, but it does not by itself solve infrastructure constraints.

For residents, the real test will be whether vertical development is matched by adequate roads, public transport, drainage, sewage treatment, water availability, open space and emergency access. Higher density can reduce pressure for outward land conversion, but only when supporting infrastructure grows at the same pace. As Bengaluru prepares for a taller future, the success of its vertical strategy will depend less on how high buildings rise and more on whether the surrounding city can sustainably support the people living in them.
