India Luxury Housing Finds New Ground With RERA

India’s luxury housing market is changing not only in size but also in how developers reach buyers. Strong demand for high-value homes is pushing real estate marketing towards digital experiences, lifestyle narratives and personalised communication, while RERA is adding a parallel requirement: claims made to prospective buyers must remain consistent with the project’s legally disclosed details.

The shift comes as premium housing takes a larger share of India’s residential market. CBRE reported that luxury homes priced at ₹4 crore and above recorded about 12,625 sales across the top seven cities during January-September 2024, up 37.8% from a year earlier. Delhi-NCR, Mumbai and Hyderabad accounted for nearly 90% of those transactions. The momentum has continued. In the first half of 2025, luxury housing sales across the same seven-city universe rose 85% year-on-year to around 7,000 units, according to CBRE and ASSOCHAM. Delhi-NCR alone contributed roughly 4,000 units. CBRE’s 2026 residential outlook also found premium and luxury sales had grown by more than 30% in 2025, while the high-end segment captured about 27% of total residential sales. That market expansion is changing the job of real estate advertising.

Instead of relying mainly on floor plans, specifications and price points, developers are increasingly using virtual tours, cinematic films, private previews, digital targeting and lifestyle-focused narratives. The objective is to communicate how a home fits into a buyer’s daily life rather than simply showing what the unit contains. But the rise of experience-led marketing also places greater importance on transparency. Under RERA, promoters can be held responsible when buyers suffer losses because of incorrect or false statements contained in advertisements or prospectuses. The legislation also requires projects covered by the Act to be registered before sale activity, subject to statutory provisions and exemptions. This makes the RERA framework relevant to the luxury segment’s evolving communication strategy. Claims around amenities, specifications, completion, facilities and project features are not merely branding decisions when they influence purchasing decisions.

There is also a wider urban question. Luxury developments increasingly compete through wellness facilities, larger homes, technology and access to infrastructure. Yet the premiumisation of housing should not obscure the continuing need for homes across income groups. CBRE’s 2026 assessment noted that affordable housing below ₹45 lakh remains constrained, highlighting a widening contrast between high-value demand and lower-ticket supply. For cities, the next phase of luxury housing will therefore be judged on more than sales and storytelling. Connectivity, infrastructure capacity, environmental performance, transparent disclosures and liveability will increasingly shape whether premium development adds lasting urban value.
