Pune GCC Demand Reshapes Commercial Office Market

Pune’s office market is increasingly being shaped by Global Capability Centres (GCCs), with multinational firms using the city for technology, engineering, financial and specialised operations. The shift is strengthening demand for Grade A workplaces while raising a broader urban question: whether transport, housing and public infrastructure can expand alongside a rapidly growing employment base.

Cushman & Wakefield data shows GCCs accounted for more than half of Pune’s quarterly office leasing in Q2 2026. The city recorded 3.22 million sq ft of gross leasing during the quarter, taking first-half activity to 5.31 million sq ft. GCC demand stood at about 1.66 million sq ft in Q2, or roughly 52% of the total. The trend reflects a wider change in how global companies are using Indian cities. GCCs are no longer limited to back-office functions. Their operations increasingly cover technology, financial services, engineering research, manufacturing support and healthcare-related capabilities. Pune’s established technology and engineering base gives it an advantage in attracting these higher-skilled operations. JLL estimates that Pune has represented around 15–20% of India’s GCC activity in recent years. Nationally, GCC leasing remained strong in 2025, with India recording 31 million sq ft of GCC leasing. Pune’s strengths include BFSI, automotive, IT and engineering services, helping it remain one of the country’s leading GCC destinations.

The implications extend beyond commercial property. More GCC jobs can increase demand for housing, public transport, schools, healthcare and everyday services around employment clusters. Without coordinated infrastructure planning, rising office demand can also translate into longer commutes, higher housing costs and additional pressure on already busy transport corridors. Transport connectivity will therefore remain important. Better regional links can widen the pool of workers able to access employment centres, but new infrastructure needs to be matched with walkability, public transport and last-mile connectivity rather than relying mainly on private vehicles.

India’s GCC expansion is expected to continue. A FICCI-ANAROCK assessment projects more than 2,400 GCCs and over 2.8 million professionals in the country by 2030. For Pune, the next phase is less about attracting office occupiers and more about managing the urban growth they bring. Commercial development will also need to operate within applicable planning and RERA requirements, while new workplaces should increasingly be supported by efficient transport, resource-efficient buildings and accessible neighbourhood infrastructure.
