Indian Real Estate Draws Rising Domestic Capital

Indian real estate investment drew $2.7 billion in private equity between April and September 2026, a 23 per cent rise on a year earlier. Domestic funds nearly sextupled their commitments, a sign that the sector is leaning less on overseas money. What that capital builds, and where, will shape how Indian cities grow.

Domestic investors committed about $1.3 billion across 24 deals, compared with $220 million in the same period last year. Their share of total inflows has climbed from 16 per cent in FY25 to 48 per cent. Foreign investors still contributed $1.43 billion, or 52 per cent, but through only six transactions averaging $238 million. The average domestic deal was $54 million. Analysts say overseas funds are backing the largest transactions while local capital fills the middle of the market, giving developers a wider base to borrow from. Offices remain the biggest target, taking 35 per cent of inflows. Investors prefer completed, leased buildings that earn steady rent. Residential projects received 14 per cent, but nearly nine-tenths of that came as structured debt, meaning loans secured against projects to help developers finish construction rather than buy ownership. Industrial and logistics assets drew 6 per cent. Retail attracted no private equity deals at all.

The geography of funding is shifting too. Platforms operating across several cities took 49 per cent of inflows, up from 18 per cent in FY26. Bengaluru’s share rose to 17 per cent and Pune’s to 11 per cent, while the Mumbai region received 9 per cent and the National Capital Region 7 per cent. Urban planners say capital that follows platforms rather than single projects can speed up delivery. They also warn that it concentrates decisions in a few boardrooms, which may leave smaller cities and affordable housing at the margins.Ownership is gaining ground over lending. Equity made up 83 per cent of inflows, against 77 per cent in FY26 and 68 per cent in FY23. Structured debt fell to 16 per cent from 32 per cent in FY23. Deal numbers rose 36 per cent to 30, and the average deal grew 18 per cent to $91 million. Some industry experts argue that longer-term ownership gives investors a stake in running costs, energy performance and tenant welfare, not just in construction.

Data centres are also emerging as a major destination. Environmental specialists note that these facilities consume large amounts of electricity and water, so renewable power sourcing and efficient cooling will decide whether the boom fits India’s climate goals. If the second half matches the same period last year, full-year inflows could reach about $4.8 billion, potentially the highest in at least five years. The test is whether domestic investors can keep deploying more than $1 billion every six months. Regulators, lenders and city authorities will need to ensure that growth reaches housing people can afford and buildings that use less energy.
