Gurugram Township Adds Ultra Luxury Phases Near Dwarka

Construction has begun on 542 ultra-luxury apartments in Sector 36A, Gurugram, adding two more phases to the Krisumi City township along the Dwarka Expressway. Priced from about ₹4.9 crore, the homes arrive as new launches across India tilt sharply towards the upper end, raising questions about who the city’s growth is being built for and at what environmental cost.

The developer, a joint venture between a Japanese trading house and an Indian business group, plans to invest over ₹1,300 crore and expects revenue above ₹4,000 crore. The apartments, designed by a Japanese architectural firm, range from roughly 2,166 to 3,993 square feet and follow a 2, 3 and 4 LDK format, a Japanese layout notation for living, dining and kitchen space alongside bedrooms. The phases span about 1.67 million square feet within a 33.38-acre integrated township. The launch reflects a wider market shift. A rating agency report published in August found that homes priced between ₹1.5 crore and ₹4 crore made up 44 per cent of launches in the first quarter of 2026, up from 14 per cent in early 2022. Units above ₹4 crore rose from 1 per cent to 9 per cent. Homes below ₹1.5 crore fell from 85 per cent of launches to 47 per cent over the same period.

For the city, that shift matters. Urban planners say a market concentrated at the premium end leaves middle-income families, young professionals and essential workers with fewer options near jobs and transport. Gurugram already depends heavily on private vehicles, and housing that pushes workers to distant localities adds to commuting emissions and congestion. The location adds another layer. Industry experts note that the Dwarka Expressway corridor promises faster links to Delhi and the rest of Gurugram, but road-led access alone does not guarantee low-carbon living. Gurugram has long struggled with water stress, waterlogging during heavy rain and falling groundwater levels, and large townships add to demand for water, power and drainage.

The developer has framed the project around nature and design quality. How far that translates into measurable outcomes, such as rainwater harvesting, wastewater recycling, energy-efficient building systems and green cover that residents can actually use, will be visible only as construction proceeds and disclosures are made.Buyers can check these commitments against the project’s environmental clearances and registration filings with the state real estate regulator. Civic groups and planners are likely to watch whether Gurugram’s authorities pair luxury expansion with affordable and rental housing requirements, and whether new townships carry their share of infrastructure costs. The next phase of the city’s growth will be judged on both counts.
