Chennai Pallavaram Draws Large Cognizant Office Lease

Cognizant has leased about 6.45 lakh sq ft at a tech park in Pallavaram, Chennai, in a five-year deal worth roughly ₹303 crore, registration records show. It is one of the city’s larger recent office transactions, and it comes after the IT services firm sold its Chennai headquarters. The deal shows how big employers are rethinking where, and how, they occupy space.

The lease began on 10 September 2026 and covers 10 floors at Embassy Splendid TechZone. The chargeable area, the space on which rent is billed, including a share of common areas, is 645,172 sq ft. Rent is set at ₹74 per sq ft a month, or about ₹4.77 crore monthly, with a security deposit of ₹28.64 crore. The landlord is a company linked to Embassy REIT, a real estate investment trust that pools investor money into rent-earning buildings. A 15 per cent rent increase every three years is built in. That lifts payments in the fourth and fifth years, and the sums reconcile to the ₹303 crore total over five years. Neither party had commented publicly at the time of writing.

The deal follows a change in strategy. In early 2025, the company sold its Chennai headquarters on Old Mahabalipuram Road, a 13.6-acre campus of 5.9 lakh sq ft, to a developer for ₹612 crore. In December 2025 it renewed over 92,000 sq ft in Navi Mumbai for nearly ₹40 crore. Industry experts say large firms are increasingly selling owned campuses and renting space, which frees capital and makes it easier to resize as hybrid working changes headcount needs. For Chennai, the choice of Pallavaram matters. Urban planners say moving large workforces beyond the saturated Old Mahabalipuram Road corridor can ease pressure on a single stretch of road. Pallavaram is close to the airport and the suburban rail network, which could support commuting without cars. That benefit depends on reliable last-mile connections from stations to office gates, which are often missing in Indian IT parks.

Environmental questions remain. Occupying 10 floors means heavy cooling and electricity demand, and parts of south Chennai have repeatedly faced flooding. Specialists say tenants now increasingly ask for renewable power, water recycling and green building certification, though none of these details appear in the registration data. The next test is how many employees actually work from the space and how they travel. A deal of this size shapes demand for housing, transport and services in the surrounding neighbourhoods. Planners and local authorities will need to ensure infrastructure keeps pace, and that growth around office hubs stays affordable and low-carbon for the people who live and work there.
