Mumbai Borivali Mall Welcomes Second Nitori Store

Japanese furniture retailer Nitori has leased about 5,371 sq ft at Sky City Mall in Borivali, Mumbai, for its second Indian store, paying ₹20 lakh a month under a five-year agreement. The deal shows global home brands testing India through suburban malls, where rents are high and catchments are growing. It also raises questions about how such retail hubs serve the neighbourhoods around them.

Registration records show the lease began on 2 July 2026 and was registered on 15 July. It covers four units on the lower ground floor. The chargeable area, the floor space on which rent is calculated, is about 5,371 sq ft, which works out to roughly ₹372 per sq ft a month. The landlord is a subsidiary of Oberoi Realty. Rent rises 15 per cent after three years, to ₹23 lakh a month for the final two. On that schedule, the retailer is committed to about ₹12.7 crore over the term, by Urban Acres’ calculation. The security deposit is ₹2.40 crore for the first 36 months and ₹2.76 crore afterwards. The Nitori second India store follows its first outlet at R City Mall a year ago. In a joint statement on 15 October, the retailer and the mall owner confirmed the opening. The retailer’s chief operating officer cited design, function and value, while the mall’s chief executive said the timing suits shoppers refreshing their homes before the festive season.

Sky City Mall opened in March 2025 and is Oberoi Realty’s second mall in Mumbai, after Goregaon East. It has a gross leasable area of about 12.07 lakh sq ft and sits within a 25-acre mixed-use project. Its tenant list now includes an Italian fashion brand paying about ₹28 crore over five years, a consumer electronics giant, and a multiplex operator on a 15-year lease. Retail analysts say rents at this level favour international labels and large chains, which can absorb high costs. Smaller local furniture makers and shops may struggle to get a foothold in such spaces. Furniture is also resource-intensive, so durability, repair services, take-back schemes and responsible packaging matter as much as price. None of these details appear in the lease data.

Urban planners add that mixed-use developments in suburbs can reduce long trips, but only if visitors arrive by train, bus or on foot rather than by car. Borivali is a major suburban rail node, which gives the mall a transport advantage. Whether footfall reflects it will depend on safe pedestrian access and last-mile links. The next test comes with the festive rush. Residents will want to see how the mall manages crowds, parking and waste, and whether it publishes energy and water data. As Mumbai’s suburbs add more premium retail, the question is whether growth also improves public transport and everyday access for the people who live nearby.
