Kanjurmarg Land Sale Shows Mumbai Industrial Plots Shifting

A Mumbai building-materials company has completed the registered transfer of 75 per cent of its Kanjurmarg land parcel to a developer and received ₹143 crore in return. The balance will be handed over later in exchange for commercial office space. The deal shows how industrial land in India’s financial capital is increasingly being converted into business districts, with consequences for jobs, density and city planning.

The remaining 25 per cent is covered by a registered agreement for sale with the same buyer, a subsidiary of a large Mumbai developer. The final transfer will take place only after the company receives 1,00,000 sq ft of commercial carpet area and 8,500 sq ft of basement space. The company expects to earn about ₹250 crore by selling that space. The structure is common in land-rich Indian cities. Instead of selling outright, landowners take cash for part of the plot and built space for the rest, sharing development risk with a builder. A senior company executive described the move as part of a strategy to monetise land through partnerships with developers. Real estate analysts say such deals can unlock value quickly, but returns depend on the project being completed and the space finding buyers or tenants.

The company is applying the same approach elsewhere. At an industrial site in Thane, it is entitled to about 80,293 sq ft of built area, or 25 per cent of the permitted floor space, whichever is higher, and expects profit of roughly ₹100 crore over three to four years. In Alibaug, a joint development agreement for plotted land carries a minimum consideration of ₹500 crore over three years. A separate joint venture there covers a proposed 40-acre mixed-use project across two villages, with expected revenue of about ₹4,500 crore over five years and the company’s share near ₹1,500 crore. These figures are company projections, not realised income, and several depend on approvals, construction and demand holding up. Investors reading them should separate cash already received from earnings still to come.

For the wider city, the pattern raises questions. Urban planners say the conversion of industrial plots into offices and housing can reduce space for manufacturing and the jobs attached to it, while adding pressure on roads, drainage and transit. Large mixed-use schemes on greenfield land in coastal Alibaug will also be watched for their effect on green cover and flood exposure. The next markers are completion of the Kanjurmarg conveyance, delivery of the promised office space and whether new projects meet environmental and transport conditions.
