Hyderabad real estate defies challenges with growth

Hyderabad’s real estate sector has defied odds, recording an impressive 29% growth in 2024 despite facing criticism and what Chief Minister Revanth Reddy termed as “negative publicity.” Speaking at an industry event, the CM highlighted the resilience of the city’s property market, attributing the growth to robust infrastructure, steady urbanisation, and unwavering investor confidence. The milestone underscores Hyderabad’s position as a leading real estate hub, with demand surging across residential, commercial, and industrial segments.

The property boom has been particularly pronounced in areas like Kokapet and Tellapur, where premium housing and IT-centric developments are thriving. Commercial real estate also showed strength, with international firms expanding operations and leasing Grade-A office spaces in HITEC City and Gachibowli. CM Reddy noted that the government’s proactive measures, such as single-window clearances and streamlined land acquisition policies, have significantly bolstered the market. Furthermore, a balanced approach to urban planning has helped Hyderabad maintain affordability compared to its metro counterparts.

Civic challenges, including traffic congestion and strain on public infrastructure, remain a concern amidst this growth. Experts call for accelerated public transport projects, expansion of the metro network, and better waste management systems to meet the demands of a growing population. The city’s efforts in these areas will determine whether it can sustain its growth trajectory while ensuring liveability for its residents.

Sustainability has been a focal point in Hyderabad’s urban development strategy. Developers are increasingly adopting eco-friendly practices, such as using renewable energy sources, water recycling systems, and green construction materials. The government has incentivised these measures, with green building certifications becoming more common. As Hyderabad continues to prioritise sustainable growth, it sets a benchmark for other Indian cities striving to balance development with environmental consciousness.
