Mumbai is set to witness a landmark transformation as the redevelopment of Ramabai Ambedkar Nagar and Kamraj Nagar officially begins with the groundbreaking ceremony for Phase I scheduled on October 14. The Rs 8,498 crore project, jointly executed by the Mumbai Metropolitan Region Development Authority (MMRDA) and the Slum Rehabilitation Authority (SRA), aims to convert the sprawling 31.8-hectare settlement into a well-planned, sustainable housing cluster with over 17,000 modern homes and integrated civic amenities.

In Phase I, construction firm B G Shirke has been contracted to develop 4,345 tenements at a cost of Rs 1,299 crore within a three-year timeline. Preparatory work has already cleared 3,662 hutments, with occupants receiving monthly compensation—Rs 15,000 for residential tenants and between Rs 25,000 and Rs 35,000 for commercial occupants, depending on location. Officials emphasised that relocation is being handled within the same area to prevent displacement. The 6.95-hectare Phase I will feature 11 residential towers rising up to 70 metres, each with 22 floors. Designs incorporate stilt-level commercial areas, basement parking, and eight elevators per tower, including stretcher lifts. Each home will offer 300 sq ft of carpet space, underscoring the project’s commitment to modern, functional living standards.

As Mumbai’s largest rehabilitation settlement, Ramabai Ambedkar Nagar has long awaited redevelopment. The project includes community-oriented facilities such as anganwadis, libraries, youth centres, and fitness zones, all in line with Development Control and Promotion Regulations (DCPR) 2034. A section of the land will accommodate the proposed Ghatkopar-Thane freeway, which aims to alleviate east-west traffic congestion and enhance connectivity within the city’s broader transport network. To ensure financial viability, MMRDA is pursuing a diversified funding strategy. Of the total Rs 8,498 crore budget, Rs 3,916 crore will be sourced through institutional loans, with Rs 1,500 crore approved by Bank of Maharashtra as the first tranche. Additionally, the authority anticipates potential revenue of Rs 3,000 crore through private participation. Officials note that the project will support MMRDA’s wider infrastructure expansion, including ten metro corridors valued at over Rs 75,000 crore, by boosting internal revenue streams.

Experts and urban planners highlight that this redevelopment marks a pivotal step toward sustainable, inclusive, and gender-neutral urban housing. With modern infrastructure, integrated transport links, and community amenities, the Ramabai Nagar project exemplifies Mumbai’s commitment to eco-friendly urban renewal while preserving local residency and social cohesion. The launch of Phase I heralds a transformative era for Mumbai’s largest rehabilitation settlement, balancing urban modernisation with social equity, environmental stewardship, and long-term city planning objectives.
