Noida Authority Warns Public Against Buying Farmhouses, Plots on Yamuna Flood Plain

The Noida Authority has issued a stern advisory urging the public to refrain from purchasing farmhouses and plots located on the Yamuna floodplain, as well as in any unapproved developments. This move follows growing concerns over the sale of illegal properties, including farmhouses and residential plots, in areas designated for planned development.

In an official notice published in national dailies and on its website, the Noida Authority highlighted a surge in illegal housing and commercial projects, many of which are being sold to unsuspecting buyers. These unauthorized constructions are being developed in notified areas that are not approved for such projects. The authority has already launched a crackdown on illegal construction activities in villages like Nagli Wajidpur and Kondli, where land mafias are involved in building unapproved structures. Lokesh M, CEO of Noida Authority, emphasized that any purchase or sale of property in these unapproved areas would make buyers legally responsible for the consequences. The authority has specifically warned against buying properties in multi-storey buildings in Nagli Wajidpur, which have been constructed without the necessary approvals. The authority is actively taking action against these illegal developments to protect the city’s planned growth.

Additionally, the authority has identified illegal farmhouses and residential plots being sold on the Yamuna floodplain. These areas fall under the Noida Authority’s jurisdiction, and the construction of such properties is considered illegal without prior approval. Affected areas, including Khasra numbers 198, 199, and 168 in Nagli Wajidpur, have been flagged as hotspots for unauthorized multi-storey buildings. As part of its ongoing enforcement, the Noida Authority has issued two separate public notices: one regarding illegal multi-storey flats in Nagli Wajidpur and the other warning against buying property in the floodplain and other unapproved projects. According to the Uttar Pradesh Industrial Act of 1976, any construction without permission from the Noida Authority is deemed illegal, and legal action will be taken against violators. The Noida Authority’s advisory aims to protect potential homebuyers from falling victim to deceptive advertisements by developers who lure them with promises of cheap properties. The authority urges the public to verify the approval status of any property they intend to purchase, emphasizing that only those developments that comply with the Noida building bylaws are safe for investment.
