Mumbai’s American Center Acquired by House of Abhinandan Lodha for Over Rs 56 Crore

House of Abhinandan Lodha (HoABL) has acquired the iconic American Center building, a seven-storey structure located in South Mumbai’s Marine Lines, for over Rs 56 crore. This acquisition marks a significant milestone for the luxury real estate developer, known for its premium offerings, and signifies the growing trend of vertical, city-centric developments in the region.

The American Center, built in 1968, was once part of the US Consulate General’s operations. It housed the residences of US ambassadors until the early 1990s and later served as an administrative office. After the US Consulate moved its operations to Bandra-Kurla Complex (BKC) a decade ago, the building has remained vacant. Following nearly three years of negotiations and approvals from both the Indian and US governments, including the Ministry of External Affairs (MEA) and the US embassy, HoABL has successfully acquired the property. Both parties have declined to provide further details on the transaction. Spanning 1,400 square meters, the property holds immense development potential, with estimates suggesting that it could yield up to 60,000 square feet of premium residential space, potentially generating revenue of Rs 750-800 crore. The location offers panoramic views of Marine Drive and the Mumbai Harbour, making it an attractive site for ultra-luxury residential projects. HoABL plans to transform the property into a super-luxury residential development, aiming to create a landmark in Mumbai’s high-end real estate market. This acquisition represents HoABL’s first foray into high-rise, city-centric developments, marking a strategic shift in its portfolio.

The acquisition aligns with HoABL’s broader strategy to expand its presence in the luxury residential market, which has seen growing demand, particularly in South Mumbai. The area is home to some of India’s wealthiest individuals, including industrialists and celebrities, who are willing to pay a premium for properties in this prestigious neighborhood. HoABL’s success in plotted developments across India, including locations like Goa and Alibaug, positions the company well to capitalize on South Mumbai’s luxury real estate boom. With its proximity to key business districts and scenic views, Marine Lines has become a hotbed for luxury development. HoABL’s acquisition of the American Center is expected to further fuel this boom and set new standards for high-end residential projects in the city. The development is poised to attract significant interest from both domestic and international buyers seeking heritage, luxury, and exclusivity in one of Mumbai’s most coveted locations.
