Mumbai Developer Plans New Launches And Three Sites

A Mumbai redevelopment company plans to unveil two new projects over the next six months and add three sites with a combined gross development value of ₹1,993 crore in the first half of FY27. The figure comes from a company-linked alert and is unverified. It highlights how slum rehabilitation schemes now drive growth in a city short of vacant land, with approvals and delivery deciding who benefits.

Gross development value is the total revenue a project could earn if every unit sells at projected prices, so it is a potential figure, not income. The firm’s recent filings show how that pipeline is built. A subsidiary signed a memorandum of understanding in August 2026 for a slum rehabilitation project at Bhagat Singh Nagar in Borivali, with an estimated value of ₹1,600 crore. In June, another subsidiary agreed to sell floor space index and permanent transit camp units to a listed developer for ₹143.45 crore. Those sales reflect a common model in Mumbai redevelopment. Developers who rehouse slum residents or build transit homes receive extra floor space, which they can use themselves or sell to other builders. Industry experts say this recycles capital quickly, but it also shows how much of the city’s housing supply now depends on incentive-based rules.

The company’s reported numbers have improved sharply. Consolidated revenue for FY26 rose 62 per cent to ₹169.9 crore, while EBITDA, or earnings before interest, tax, depreciation and amortisation, climbed 366 per cent to ₹67.7 crore. Net profit was ₹35.1 crore. Analysts caution that growth from a small base can swing widely from year to year. For citizens, the key question is delivery. Rehabilitation projects can bring slum households permanent homes, sanitation and better services, but delays in statutory approvals can leave residents in transit housing for years. Upfront rehabilitation costs also tie up capital, and a heavy concentration in Mumbai leaves the company exposed to local regulatory slowdowns.

Urban planners add that redevelopment on dense sites strains water, drainage and transport unless infrastructure grows alongside. Green cover, ventilation and open space tend to shrink when floor space is traded for density. The next markers are approvals for the new sites, progress at the Borivali project, and quarterly sales and collections for the first half of FY27. Whether rehoused families move in on schedule will matter as much as the balance sheet.
