Dosti Realty Collaborates With Primus To Develop MMRs First Integrated Senior Living Project

Dosti Realty has partnered with senior living specialist Primus to launch the Mumbai Metropolitan Region’s (MMR) first purpose-built senior living community. The project aims to bridge the gap between care, comfort, and urban connectivity for elderly citizens, marking a turning point in how metropolitan India approaches ageing.

Set within Dosti Realty’s flagship township in MMR, the community is designed for seniors who seek independence while staying connected to family networks within the city. The collaboration combines Dosti Realty’s township development experience with Primus’s expertise in eldercare and lifestyle design. According to real estate experts, this initiative could serve as a model for integrated urban living that supports every life stage — from young families to older adults. The launch comes amid a dramatic demographic transition. As per data cited by JLL India, India’s senior population is expected to more than double from 162 million in 2025 to over 346 million by 2050. Despite this growth, organised senior housing represents only around 1.4% of the potential market, far below global benchmarks. This partnership reflects a growing recognition that Indian cities must evolve to accommodate ageing populations within the mainstream housing ecosystem.

The community will feature senior-friendly infrastructure including non-slip flooring, grab bars, and zero-threshold entries, alongside integrated healthcare, nutrition programmes, and emergency support. The focus extends beyond physical safety to emotional well-being — through communal activities, cultural events, and wellness programmes tailored for older adults. A Dosti Realty spokesperson said the development reflects a “commitment to build communities that grow with their residents, offering not just homes but meaningful, connected lives.” Representatives from Primus added that the initiative will help “extend healthspan, not just lifespan,” by enabling Mumbai’s elders to lead active and purposeful lives. Analysts believe this marks a critical inflection point for Indian real estate. Senior living, once viewed as a niche segment located on city outskirts, is now being redefined as an integral part of urban development. By embedding senior-friendly infrastructure within a township framework, the project promotes intergenerational inclusion and reduces the isolation often associated with ageing.

As Indian cities grow denser, initiatives like Dosti–Primus demonstrate how the built environment can adapt to social change — fostering dignity, comfort, and sustainability for residents at every stage of life.
