Chennai Housing Project Expands South Corridor Development

A 10-acre land acquisition near Thazhambur is set to add another large residential development to Chennai’s fast-expanding OMR corridor. DRA has bought the site for ₹159 crore and plans about 1.55 million sq ft of residential development, with an estimated revenue potential of ₹1,200 crore. The deal highlights continuing developer interest in South Chennai, while also putting pressure on the region’s transport, drainage and social infrastructure.

The parcel is located off Old Mahabalipuram Road, close to Thazhambur, an area that has seen rapid residential expansion alongside the wider OMR employment corridor. The proposed project is expected to include row houses, mid-rise apartments and a 38-storey residential tower, according to details reported on the development. For the Chennai housing project pipeline, the acquisition reflects a broader shift towards larger land parcels in emerging suburban corridors. These locations offer developers scope to assemble sizeable communities, but their long-term viability depends on more than residential demand. Road capacity, public transport, stormwater drainage, water supply, sewage networks and access to schools and healthcare will increasingly determine how well new neighbourhoods function.

The wider land market shows the scale of this expansion. Cushman & Wakefield recorded 18,158 acres transacted across more than 880 deals in 33 Indian cities between 2021 and the first quarter of 2026. Of this, 7,714 acres were linked specifically to residential development. The transactions included outright purchases, joint development arrangements, long leases and redevelopment deals. The data also suggests that housing growth is increasingly being planned around expanding urban corridors rather than only established city centres. Cushman & Wakefield estimates that the land transactions recorded during the period could support nearly 1.4 billion sq ft of future built-up stock across multiple asset classes.

For Thazhambur and neighbouring parts of South Chennai, that growth brings a familiar urban question: whether infrastructure can keep pace with construction. OMR has developed into a major employment and housing corridor, but its surrounding neighbourhoods continue to require stronger last-mile connectivity and civic services as population density rises.The Chennai housing project will therefore be measured not only by its development scale or projected revenues, but by how effectively the surrounding urban systems absorb additional residents. Coordinated planning of housing, mobility, water, drainage, public amenities and open spaces will be central to ensuring that South Chennai’s next phase of growth remains liveable and resilient.
