Gurugram Sees New Mixed Use Project On SPR

A large capital infusion into Gurugram’s Southern Peripheral Road (SPR) corridor is set to reshape the city’s commercial landscape, with a joint venture between a listed housing developer and an institutional real estate group targeting a multi-asset urban hub. The investment, valued at over ₹1,200 crore, signals a growing shift toward integrated, mixed use development in high-growth urban corridors.

The transaction creates a 50:50 development platform for a project that will combine office spaces, hospitality components, and organised retail within a single precinct. Spread across nearly 4 million square feet of development potential, the initiative positions the SPR belt as an emerging business district, complementing Gurugram’s established commercial clusters. For Gurugram, the mixed use development Gurugram model reflects a broader recalibration in urban real estate. As hybrid work patterns stabilise and demand diversifies, developers are increasingly moving beyond single-use assets to create environments where work, leisure, and services coexist. Urban planners note that such developments can reduce travel demand, improve land efficiency, and support more sustainable patterns of city growth.

The Southern Peripheral Road, once largely residential in character, has seen rapid infrastructure upgrades in recent years, improving connectivity to key employment hubs and national highways. Industry experts suggest that the corridor’s transformation into a commercial destination is being driven by relatively lower land costs compared to established micro-markets, alongside improved mobility infrastructure. The entry of institutional capital into this mixed use development Gurugram project also underlines a maturing investment landscape. Large investors are increasingly favouring income-generating and diversified assets, particularly those that can deliver long-term rental yields across office, retail, and hospitality segments. This reduces exposure to cyclical fluctuations typically associated with standalone residential or office projects. From an urban development perspective, mixed use formats are often viewed as more resilient. By integrating multiple functions, they can sustain activity throughout the day, improve safety, and create more inclusive public spaces.

However, planners caution that the success of such projects will depend on supporting infrastructure, including public transport access, water management, and energy efficiency systems. There are also implications for employment and local economies. The project is expected to generate jobs across construction, retail, and services, while potentially attracting new businesses to the corridor. This could ease pressure on saturated commercial zones and distribute economic activity more evenly across the city. As Gurugram continues to evolve, projects of this scale will test how well private development aligns with broader urban priorities. The coming years will determine whether such integrated hubs can deliver not just commercial returns, but also more liveable, climate-responsive urban environments.
