A new plotted residential project in Chikkamagaluru is signalling the continued rise of India’s second home market, as developers respond to growing demand for nature-linked housing within reach of major cities. The ₹200 crore development, launched by a private real estate firm, reflects shifting buyer priorities shaped by hybrid work patterns, lifestyle changes and the search for low-density living environments.

Located in Karnataka’s Western Ghats region, the project adds to a steady pipeline of second home developments in hill and eco-sensitive zones. Industry observers note that Chikkamagaluru’s proximity to Bengaluru, combined with its cooler climate and plantation landscape, has made it increasingly attractive to urban buyers seeking alternatives to congested city living. The second home project is being positioned as a structured plotted community, offering land parcels under a unified design framework rather than standalone land purchases. This model marks a departure from the fragmented nature of traditional land investments. Developers are increasingly focusing on master-planned layouts that include basic infrastructure, architectural guidelines and long-term maintenance provisions. According to urban planners, such formats reduce risks associated with unregulated land transactions while improving liveability and environmental integration.

Demand for second home project developments has expanded significantly since 2020, with estimates suggesting a 30–40% increase in buyer interest. This growth is attributed to rising disposable incomes, flexible work arrangements and a heightened awareness of quality-of-life factors. Analysts indicate that the segment is now growing at an annual rate of around 20%, positioning it as a notable sub-sector within residential real estate. However, the expansion of second home project developments in ecologically sensitive regions raises questions around sustainability and land use. The Western Ghats, a recognised biodiversity hotspot, faces increasing development pressure. Experts highlight the need for stricter planning controls, water management systems and low-impact construction practices to ensure that growth does not compromise fragile ecosystems. From an urban development perspective, the rise of second homes is also reshaping the economic geography of smaller towns. Increased investment in such locations can generate local employment, improve infrastructure and support tourism-linked economies.

At the same time, there are concerns about affordability and access for local communities, particularly if land values rise sharply due to speculative demand.Pricing for plotted developments in this segment typically begins in the mid-range category, making them accessible to upper-middle-income buyers. Early bookings in the Chikkamagaluru project suggest steady interest, particularly from metropolitan residents looking for a combination of personal use and long-term asset appreciation. As India’s cities continue to grapple with density, pollution and climate stress, the demand for second home project developments is likely to remain strong. The challenge for policymakers and developers will be to balance this demand with ecological safeguards, equitable growth and infrastructure readiness in emerging leisure housing destinations.
