Pune Real Estate Sees Shift Towards Plotted Projects

Pune’s property market is seeing fresh efforts to attract buyers towards plotted developments, with Krisala Developers introducing a new campaign for its 63-acre Land of Dreams project along the Vadgaon Lonavala Growth Corridor. Featuring a poetry-led film with a well-known actor and lyricist, the initiative centres on land ownership and the freedom to build independently. The development also highlights a wider question for the region: whether expanding residential projects can keep pace with infrastructure, environmental protection and long-term liveability.

The project’s positioning differs from conventional housing sales, which often focus on completed homes, amenities and immediate occupancy. Plotted developments allow buyers to decide when and how to construct a home, potentially spreading building costs over time. However, this flexibility also places greater responsibility on purchasers to assess land titles, development permissions, utility connections and future construction expenses. Krisala Developers has reported 150 bookings since the project’s launch. The company has cited an entry price of ₹54.99 lakh, placing the offering within a market where buyers increasingly weigh long-term ownership against affordability, access and the cost of maintaining property. Booking figures, however, do not establish how many purchasers have completed transactions or begun construction. The campaign uses a 94-second film featuring an established performer to present land as an asset that can accommodate changing family needs and future ambitions. Its narrative places emotional ownership ahead of conventional investment messaging. Yet the practical value of a plot depends on more than its purchase price or personal significance.

The project lies in the Vadgaon Lonavala Growth Corridor, where prospective buyers will need to consider road connectivity, access to public transport, water availability and the delivery of essential services. The presence of a planned religious landmark nearby may influence buyer interest, but it does not replace the need to verify infrastructure capacity and development approvals. For local authorities, growth along emerging corridors brings a familiar challenge. Housing expansion can support construction employment and local economic activity, but poorly coordinated development can increase private vehicle dependence, strain water resources and place pressure on surrounding landscapes. Plot-led growth can also leave buyers facing additional costs when roads, drainage, electricity and other services lag behind occupation.

Urban planners generally stress the importance of coordinating land-use approvals with transport networks, drainage systems and water planning. In areas exposed to intense rainfall or seasonal water stress, these checks are particularly important before development scales up. The project’s next test will therefore extend beyond bookings and marketing reach. Clear information on approvals, service provision and construction conditions will help buyers assess the risks, while infrastructure planning will determine whether new ownership opportunities translate into liveable neighbourhoods.
