The move signals a shift towards denser, better-connected neighbourhoods that align housing supply with public transport infrastructure, a step seen as crucial for reducing congestion and improving liveability in one of India’s most crowded metropolitan regions.

Officials indicate that land parcels already under public ownership are being assessed for their proximity to metro corridors and regional transit systems. The intent is to cluster residential units alongside commercial and social infrastructure, allowing residents to rely less on private vehicles. Urban planners say such models, if implemented effectively, can lower commute times while curbing emissions from road transport one of Delhi’s persistent environmental challenges.The proposed transit oriented housing framework is being shaped by recent revisions in planning norms, which have eased earlier constraints on minimum land size. This change is expected to unlock more sites for compact, mixed-use development.
