Similar transactions have been recorded in traditionally elite neighbourhoods such as Nepean Sea Road and Santacruz, where expansive plots often with low-rise structures are being acquired for redevelopment or private use. Urban planners note that such properties, unlike vertical developments, offer large land footprints that are nearly impossible to assemble today due to regulatory and ownership fragmentation. Experts suggest they reflect a strategic shift towards land banking in a city where developable land remains severely constrained. Environmental considerations also come into play. Many of these properties are located in coastal or heritage zones, where redevelopment must navigate stringent regulations designed to protect ecological and cultural assets.
