A large-scale residential development planned along Ajmer Road is drawing attention to the rapid transformation of Jaipur’s western growth corridor, where infrastructure upgrades and rising housing demand are reshaping the city’s urban footprint. Ashiana Housing has announced a multi-phase housing project in Mansarovar Extension with an estimated investment exceeding ₹550 crore, reflecting growing confidence in Jaipur’s expanding premium residential market. The project, spread across more than 10 acres, is expected to introduce nearly 500 housing units in phases, with the first phase scheduled for launch in June. Urban development experts say the announcement underscores how Jaipur housing growth is increasingly shifting towards peripheral corridors connected to major transport infrastructure, including the Delhi–Mumbai Expressway network and expanding arterial road systems.

The Ajmer Road micro-market has emerged as one of Jaipur’s most active residential zones over the past decade due to improved regional connectivity, land availability and rising demand from middle- and upper-income homebuyers seeking larger living spaces. Property consultants tracking Rajasthan’s urban expansion note that buyers are increasingly favouring integrated residential communities offering open areas, community amenities and lower congestion compared to older city districts. According to project details released publicly, the development will dedicate a significant portion of land to landscaped and open spaces. Urban planners say this reflects a broader shift in residential design priorities following the pandemic, with homebuyers placing greater emphasis on ventilation, outdoor access and lower-density living environments. However, sustainability specialists caution that large gated housing projects must also ensure responsible water use, waste management and climate-sensitive construction practices in water-stressed cities such as Jaipur.

Jaipur housing growth has accelerated alongside rising investor interest in Tier-2 urban centres, where comparatively lower land prices and infrastructure expansion are attracting both developers and institutional capital. Analysts say cities including Jaipur, Lucknow and Nagpur are becoming increasingly important to India’s next phase of residential real estate expansion as affordability pressures intensify in larger metropolitan regions. The Mansarovar Extension belt, in particular, has witnessed substantial appreciation in land values over the past decade. Improved access to employment zones, educational institutions and highway connectivity has contributed to sustained residential demand in the corridor. Yet urban policy experts warn that rapid outward growth without parallel investment in public transport, drainage infrastructure and groundwater recharge systems could create long-term sustainability challenges.

Real estate observers also point to changing buyer behaviour in Jaipur’s premium housing segment. Demand for larger apartments and penthouses has strengthened as remote and hybrid working patterns continue influencing residential preferences. Developers are increasingly positioning projects around lifestyle infrastructure rather than solely location advantages. The proposed development comes at a time when Jaipur is balancing economic growth with growing pressure on urban infrastructure and environmental resources. City planners believe future residential expansion must integrate mobility planning, green cover preservation and efficient civic infrastructure to avoid repeating the high-density stress experienced in larger metros. As Jaipur housing growth continues along emerging expressway-linked corridors, the city’s challenge will be ensuring that new residential districts remain connected, resource-efficient and capable of supporting long-term liveability for a rapidly expanding urban population.
