Accenture Leases 10.16 Lakh Sq Ft in Hyderabad Strengthening Commercial Real Estate Demand

A major office leasing transaction in Hyderabad has reinforced the city’s position as one of India’s fastest-growing commercial real estate destinations. More than 10 lakh square feet of workspace has been leased in the city’s western technology corridor, reflecting sustained demand from global technology and business services firms despite ongoing debates around hybrid work models and future workplace requirements. The transaction, involving approximately 10.16 lakh square feet of office space and monthly rental commitments exceeding ₹7 crore, ranks among the larger commercial leasing deals recorded in Hyderabad in recent months. The development highlights the continuing strength of the city’s office market, which has emerged as a preferred destination for technology, consulting and knowledge-based industries seeking large-format campuses and scalable operations.

Industry experts say the deal reflects more than corporate expansion. It signals growing confidence in Hyderabad’s long-term economic prospects, supported by infrastructure investments, a deep talent pool and relatively competitive occupancy costs compared with other major metropolitan centres. Areas such as HITEC City, Gachibowli and the Financial District have evolved into major employment hubs, attracting both domestic and international occupiers. The latest Hyderabad office leasing activity also points to a broader trend reshaping India’s urban economy. As companies reassess workplace strategies following years of remote and hybrid working, many are consolidating operations into high-quality buildings capable of supporting collaboration, employee wellbeing and technological integration. This has increased demand for premium office assets in cities with established business ecosystems.

Urban planners note that rapid commercial growth carries important implications for transport, housing and public services. Every large-scale office expansion generates additional demand for mobility infrastructure, residential accommodation and civic amenities. Hyderabad’s continued commercial success therefore places greater emphasis on integrated urban planning, including public transit connectivity, last-mile transport solutions and sustainable land-use management. The environmental dimension is becoming increasingly relevant. Large office campuses consume significant energy and water resources, making green building standards, renewable energy adoption and efficient resource management essential for long-term urban resilience. Experts argue that future Hyderabad office leasing growth should be accompanied by stronger commitments to low-carbon construction, climate-responsive design and resource-efficient operations.

Commercial real estate analysts also view the transaction as evidence that Hyderabad remains competitive in attracting investment despite increasing competition from Bengaluru, Pune and Chennai. The city’s ability to accommodate large occupiers through modern office developments continues to strengthen its role within India’s technology and services economy. For citizens, the benefits of commercial expansion extend beyond real estate metrics. New office investments can generate employment, support local businesses and stimulate infrastructure improvements. However, managing growth sustainably will require balancing economic development with environmental stewardship, mobility planning and equitable access to urban opportunities. As Hyderabad’s business districts continue to expand, the focus will increasingly shift from the volume of office space leased to the quality, efficiency and resilience of the urban systems that support that growth.
