Construction has commenced on a ₹900 crore residential development along the NH-24 corridor in Ghaziabad, reflecting sustained investor confidence in the National Capital Region’s expanding housing market. The project adds fresh residential supply to one of the region’s fastest-growing urban corridors while drawing attention to the need for infrastructure, mobility and environmental planning to keep pace with large-scale real estate growth. The new Ghaziabad residential project is being developed on the Delhi–Meerut Expressway corridor, an area that has witnessed rising residential demand due to improved regional connectivity and expanding employment centres across Delhi-NCR. Urban development experts say strategic transport investments have increasingly shifted housing demand towards peripheral cities, creating opportunities for planned urban expansion beyond the capital.

Industry analysts note that NH-24 has evolved into a major residential and mixed-use growth corridor following improvements in expressway infrastructure, metro connectivity and access to employment hubs in Noida, East Delhi and central Ghaziabad. These developments have encouraged both end-users and long-term investors to explore emerging residential locations that offer relatively affordable housing compared with established urban districts. The Ghaziabad residential project is expected to contribute to the city’s housing inventory while generating employment during construction and supporting allied sectors such as building materials, logistics and local services. However, urban planners caution that rapid residential expansion must be matched by timely investment in civic infrastructure, including drainage systems, public transport, water supply, waste management and healthcare facilities.

As Ghaziabad continues to urbanise, experts argue that housing projects should increasingly incorporate sustainable construction practices, energy-efficient buildings, rainwater harvesting systems and green open spaces. Such measures are becoming essential as cities across northern India face growing climate risks, including heatwaves, groundwater depletion and intense rainfall events. Transport specialists also point out that the long-term success of developments along NH-24 will depend on integrated mobility planning rather than road infrastructure alone. Improved last-mile public transport, pedestrian-friendly neighbourhoods and cycling infrastructure can reduce dependence on private vehicles while supporting lower-carbon urban growth. The residential market across Ghaziabad has benefited from wider regional infrastructure investments, including expressways, rapid rail initiatives and metro extensions, which have shortened commuting times between satellite cities and employment centres. These improvements continue to reshape buyer preferences, with households increasingly willing to relocate beyond Delhi in search of better housing options and improved living environments.

Urban economists believe the next phase of NCR growth will depend not only on the pace of residential construction but also on the quality of urban planning accompanying these investments. Large-scale developments that integrate environmental resilience, accessible public services and efficient mobility networks are likely to contribute more effectively to long-term economic and social sustainability. As construction progresses, the project will serve as another indicator of Ghaziabad’s transformation from a commuter city into a larger mixed-use urban centre. Its broader impact, however, will depend on whether housing expansion is supported by resilient infrastructure, responsible land use and inclusive planning that enhances liveability for future residents.
