India’s commercial real estate sector maintained its growth trajectory during the first half of 2026, with Office Leasing activity rising to 41.6 million square feet across major cities. The increase reflects sustained corporate expansion, continued investment by global businesses and the growing importance of high-quality workspaces, while reinforcing the need for cities to balance commercial growth with resilient infrastructure and environmentally responsible urban planning.

Market assessments indicate that office transactions expanded by around seven per cent compared with the corresponding period last year, supported by strong demand from global capability centres (GCCs), information technology firms, financial institutions, engineering companies and flexible workspace operators. Bengaluru, Hyderabad, Delhi-NCR, Mumbai, Chennai and Pune remained the principal destinations for leasing activity, underlining the continued concentration of commercial investment within India’s largest metropolitan economies. Industry observers suggest the growth in Office Leasing reflects more than a cyclical recovery. Businesses are increasingly seeking modern workplaces capable of supporting collaboration, digital operations and employee wellbeing while meeting stricter environmental performance standards. Developers have responded by delivering Grade A office buildings equipped with energy-efficient systems, improved indoor air quality, smart building technologies and enhanced public transport connectivity.

Urban planners note that rising demand for premium office space also creates wider economic opportunities. Commercial districts stimulate employment across construction, facility management, retail, hospitality and transport sectors while encouraging complementary investments in housing and civic infrastructure. However, experts caution that expanding office corridors without parallel investment in mobility, water resources, waste management and affordable housing could intensify congestion and place additional pressure on already strained urban services. The continued expansion of global capability centres remains a defining feature of India’s office market. International corporations are increasingly consolidating research, engineering, financial services and technology operations within Indian cities, attracted by skilled talent, competitive operating costs and improving digital infrastructure. This trend has strengthened leasing demand despite evolving hybrid work models, with occupiers prioritising efficient layouts over simply increasing workplace size.

Commercial real estate consultants also highlight a gradual shift towards sustainability-driven leasing decisions. Occupiers are placing greater emphasis on green-certified buildings capable of lowering operational costs, reducing carbon emissions and supporting corporate environmental commitments. This changing preference is encouraging developers to integrate renewable energy, water recycling systems and climate-resilient design into new office projects. Despite favourable market conditions, analysts believe sustained momentum will depend on broader economic stability, infrastructure delivery and the ability of cities to accommodate continued business expansion without compromising environmental quality or liveability. Improving last-mile connectivity, expanding public transport networks and preserving urban green spaces are expected to become increasingly important as commercial districts continue to grow. The latest Office Leasing trends illustrate India’s evolving role as a global business destination. Yet the long-term success of commercial real estate will depend not only on leasing volumes but also on creating inclusive, low-carbon and well-connected urban environments that support both economic competitiveness and a higher quality of life for city residents.
