India’s residential property market continues to hold a central place in household wealth creation, even as financial investments gain wider acceptance. The trend reflects enduring confidence in real estate across cities, but it also raises important questions about affordability, sustainable urban growth and equitable access to housing as India’s urban landscape expands.

The India real estate market has retained its appeal among homebuyers and long-term investors despite greater participation in equities, mutual funds and digital financial products. Market analysts attribute this resilience to a combination of tangible asset ownership, expanding urban infrastructure, and the perception that property can provide both capital appreciation and long-term financial security. Recent wealth studies also indicate that Indian households continue to hold a larger share of their assets in property and other physical holdings than in financial instruments.

Urban planners note that rapid investment in transport corridors, metro rail networks, industrial clusters and logistics infrastructure has significantly reshaped housing demand across metropolitan regions and emerging Tier-II cities. Improved connectivity has encouraged residential development beyond traditional city centres, creating new growth corridors while increasing the attractiveness of peripheral neighbourhoods. However, experts caution that the India real estate market cannot be assessed solely through investment returns. Rising property prices in several urban centres have widened the affordability gap for first-time homebuyers, particularly middle-income and lower-income households. While premium housing continues to attract strong demand, many cities face persistent shortages of affordable, well-connected homes that support inclusive urban development. Previous market assessments have also highlighted that luxury housing has outpaced affordable residential supply in several regions, raising concerns over balanced urban expansion.

Industry observers also point to structural improvements that have strengthened buyer confidence over the past decade. Regulatory reforms, increased transparency in project approvals and greater institutional participation have improved governance standards across the sector. Nevertheless, professionals advise that property should form part of a diversified investment strategy rather than serving as the sole vehicle for wealth creation, particularly given the relatively lower liquidity and ongoing maintenance costs associated with physical assets. Long-term comparisons suggest that while real estate offers stability and inflation protection, equities have historically generated stronger returns over extended investment horizons, underscoring the importance of balanced portfolios. For rapidly urbanising India, the broader challenge extends beyond investment preferences. As cities continue to expand, policymakers, developers and local authorities will increasingly need to align housing supply with employment centres, public transport, environmental resilience and civic infrastructure. A more balanced approach could help ensure that real estate supports not only wealth generation but also accessible, climate-conscious and liveable urban communities capable of meeting future demographic and economic demands.
