EIH Bhartiya Group Plan New Wellness Destinations

EIH is preparing to expand its presence in India’s wellness hospitality market through a partnership with Bhartiya Group that envisages up to 20 luxury resorts across selected destinations. The proposed portfolio marks a shift towards experience-led tourism and could accelerate development in smaller leisure markets, where new hospitality investment can create jobs but also place additional demands on land, water, mobility and local ecosystems.

The partnership is structured around a new hospitality platform that will develop and operate resorts under a wellness-focused luxury format. The initial pipeline is expected to cover several destinations, with individual projects planned according to local tourism potential and access to natural or cultural attractions. The expansion comes as India’s hospitality industry broadens beyond traditional city hotels. Domestic travel, higher household incomes and growing interest in health and leisure experiences are encouraging operators to explore destinations outside established metropolitan markets. Wellness tourism has also emerged as a growing segment, linking accommodation with preventive health, fitness, food and nature-based experiences.

For the wellness resort market, however, the location of new developments is as important as their room count. Many destinations being considered for resort investment are environmentally sensitive landscapes, coastal belts, forest-edge areas or regions with limited civic infrastructure. Large hospitality projects can increase demand for water, electricity, waste treatment and transport services in places that may already have constrained resources. Industry experts say resort planning therefore needs to account for carrying capacity — the level of tourism activity that a location can support without causing long-term environmental or social damage. Water availability, groundwater recharge, wastewater treatment and solid-waste management can become critical issues when tourism grows rapidly. The economic benefits can nevertheless be meaningful when projects are integrated with local communities. Resort construction and operations can create employment in hospitality, food services, transport, maintenance and local supply chains. Tourism spending can also support small businesses and producers if procurement is connected to the surrounding economy rather than relying entirely on external suppliers.

The wellness resort market also presents an opportunity to raise the environmental standards of new hospitality stock. Energy-efficient buildings, renewable power, rainwater harvesting, wastewater reuse, low-impact landscaping and reduced dependence on single-use materials can lower resource consumption over the life of a property. Designing around existing landscapes rather than extensively modifying them can further reduce ecological disruption. For destination cities and regions, the coming resort pipeline will need coordination between developers, tourism authorities and local governments. Roads, public transport, emergency services and utilities must be planned before visitor numbers rise significantly. The partnership signals continued investor interest in India’s premium tourism economy. Its longer-term impact, however, will depend on whether wellness-led development can combine commercial viability with responsible land use, local employment and protection of the natural systems that make these destinations attractive in the first place.
