GB Realty eyes North India luxury real estate

A planned investment of more than ₹5,000 crore over the next three years is set to expand GB Realty’s residential footprint across North India, with a substantial share earmarked for luxury and ultra-luxury housing. The move could add momentum to premium housing markets beyond established metropolitan centres, while putting greater focus on land use, infrastructure capacity and long-term urban liveability.

The developer plans to deploy about ₹3,500 crore specifically towards luxury and ultra-luxury residential developments. It expects its cumulative investment to reach nearly ₹10,000 crore over five years, while four projects are expected to be delivered during the next three years. Funding is expected to come from a mix of internal accruals, customer collections, debt and institutional or joint-venture capital.

The immediate expansion is centred on the Chandigarh Tricity and Punjab markets. The company has an existing presence in Mohali and New Chandigarh and is assessing opportunities in Amritsar, Ludhiana, Jalandhar and surrounding areas. Delhi-NCR, Noida, parts of Uttar Pradesh and Haryana, along with Himachal Pradesh, are being considered for a wider expansion over the following three to five years. The scale of the proposed pipeline reflects a broader shift in North India luxury real estate, where premium housing is increasingly moving into emerging urban corridors rather than remaining concentrated in established city centres. For local markets, such expansion can generate construction employment, strengthen allied services and increase demand for roads, utilities, retail and social infrastructure.

But the urban consequences will depend heavily on where and how projects are built. Large residential developments can place additional pressure on water supply, mobility networks, drainage and energy systems if surrounding infrastructure does not expand at a similar pace. For planners, the growth of North India luxury real estate therefore raises questions beyond sales volumes, including access, public transport connectivity, water efficiency, heat resilience and the integration of green infrastructure. The proposed development mix also extends beyond conventional housing. The pipeline includes high-street commercial projects, townships positioned around environmental considerations, senior-living communities, golf-oriented developments and resort-led residential formats. A longer-term plan to explore a township of roughly 1,000 acres further increases the potential urban footprint. The company has set a longer-term valuation target of ₹50,000 crore by 2036. For the cities and districts likely to absorb this expansion, however, the more consequential measure will be whether new investment is matched by infrastructure, resource efficiency and well-connected neighbourhoods. As North India’s premium housing market expands, those factors will increasingly determine whether growth produces durable urban value or simply extends the development edge.
