Hyderabad luxury housing takes shape in Kokapet

Hyderabad’s western growth corridor is set for another major residential development, with a ₹2,000-crore Trump-branded housing project planned at Kokapet’s Golden Mile. The twin-tower development will bring 450 high-end homes to one of the city’s fastest-expanding real estate districts, highlighting the growing concentration of premium housing around the Outer Ring Road while raising fresh questions about infrastructure capacity and urban liveability.

The project, being developed by Tribeca Developers and Ira Realty, will comprise two 65-storey towers with a combined developable area of about 22 lakh sq ft. The development includes 16 penthouses, while individual apartments are expected to be priced between ₹5 crore and ₹10 crore. Construction has begun and the developers expect completion within four years. The project has already received regulatory registration. Telangana’s real estate regulator lists the development under Ira The Edge Developers LLP on a 16,389.76 sq metre site in Kokapet. Its approved built-up area is about 2.65 lakh sq metres, with the registered completion date set for May 2031.

For Hyderabad, the significance extends beyond the arrival of another premium address. Kokapet has rapidly evolved from a peripheral development zone into a major residential and commercial corridor, supported by the Outer Ring Road and its proximity to the western technology and business districts. The latest project reinforces that transition and the increasing value being assigned to large-format, high-density housing in the area. The scale of Hyderabad luxury housing also illustrates how the city’s property market is becoming more segmented. Premium developments increasingly compete through location, height, services, private amenities and branded management rather than simply apartment size. Industry observers say this reflects deeper demand from high-income households and investors, but it also creates a sharper divide between premium enclaves and the broader housing market.

That expansion carries an infrastructure test. High-rise communities concentrate substantial demand for electricity, water, sewage treatment, waste management and road access on relatively small land parcels. Urban planners say future projects in western Hyderabad will need to be assessed alongside public transport, pedestrian infrastructure, drainage and heat mitigation rather than as isolated real estate investments. The project’s 450 residences also represent a sizeable addition to the city’s premium housing stock. Its delivery will therefore offer a practical test of whether high-value construction can be integrated with resource-efficient buildings, effective water management and better connections to existing urban services. The wider trajectory of Hyderabad luxury housing will ultimately depend on more than premium sales. As Kokapet continues to densify, coordinated infrastructure planning and climate-resilient urban design will determine whether its high-rise expansion develops into a well-connected urban district or another enclave dependent heavily on private mobility and resource-intensive infrastructure.
