Bengaluru Office Rents Rise as RERA Rules Matter

Bengaluru, Mumbai and Delhi-NCR are seeing firm rental growth in prime office space, signalling that demand for well-located, high-quality workplaces continues to outpace available choices in key business districts. The trend matters beyond commercial property values: higher occupancy costs can influence where companies expand, how workers commute and whether future office development keeps pace with transport, housing and civic infrastructure.

The three markets together recorded about 9.8 million sq ft of office leasing in Q2 2026, according to market data from Knight Frank India. While activity was softer than the unusually strong levels seen in 2025, rental values continued to move upwards. Bengaluru recorded the sharpest annual increase at 10.7%, followed by Delhi-NCR at 7.6% and Mumbai at 4%. The rise points to a broader shift in the economics of India’s business districts. Companies are still competing for Grade A space, particularly in locations with access to skilled workers, established transport networks and supporting services. At the same time, new supply is becoming increasingly important in determining whether rental pressure persists. Recent industry data also shows that office construction is accelerating. Across the top eight Indian markets, new completions reached 21 million sq ft in Q2, while quarterly absorption touched a record 24.6 million sq ft, according to separate market research. Bengaluru, Pune and Delhi-NCR accounted for a substantial share of activity.

For cities, however, more office space does not automatically mean better urban outcomes. Large employment clusters can increase pressure on roads, public transport, parking, housing and municipal services. Higher rents may also push smaller businesses towards less expensive peripheral locations, potentially increasing commuting distances and reinforcing uneven patterns of urban growth. Sustainability is becoming part of this supply equation. About 76% of new office completions in Q2 were green-certified, indicating that environmental performance is increasingly entering decisions around new commercial stock. Yet the real test will be whether these buildings are supported by public transport, walkable streets, reliable utilities and efficient resource use.

RERA also remains relevant to commercial real estate projects that fall within its statutory scope. The Real Estate (Regulation and Development) Act requires applicable projects to be registered before they are marketed or sold, supporting greater transparency and accountability in project development. For office rents, the next phase will therefore depend not only on corporate demand but also on how quickly cities add quality supply and connect employment centres with affordable, low-carbon mobility. The strongest markets will be those where commercial growth is matched by resilient infrastructure and better everyday access for workers.
