India Builders Shift Towards Higher Material Performance

India’s construction materials market is entering a more performance-led phase as premium housing, infrastructure spending and rising buyer expectations reshape procurement decisions. The shift is moving attention beyond upfront price towards durability, maintenance, environmental impact and lifecycle value. For homebuyers, developers and cities, that could make construction quality a more important part of long-term real estate value.

The change comes as India’s housing market continues to favour higher-value homes. Industry data released in 2026 showed that primary residential sales value rose sharply in 2025, with homes priced above ₹1 crore accounting for a dominant share of total sales value. This shift towards premium housing is creating stronger demand for higher-specification tiles, surfaces, steel, cement, sanitary products and other building components. But premiumisation is not simply about expensive finishes. Construction materials are increasingly being assessed on how well they withstand weather, repeated use and ageing, while also limiting maintenance and resource consumption. Industry experts say developers and architects are placing greater emphasis on engineered performance, responsible sourcing, precision manufacturing and materials that can deliver longer service lives. The economics are also becoming harder to ignore. Construction costs remain exposed to fluctuations in steel, cement, metals, labour and logistics. JLL’s 2026 construction cost assessment projected a 3–5% rise in real estate construction costs during the year, highlighting the need for better procurement and cost control.

When material replacement or maintenance is considered over decades, a cheaper product at the procurement stage may not necessarily represent the lowest overall cost. For homebuyers, construction materials are also becoming part of the accountability conversation under RERA. The central law requires disclosure of project details and specifications, while promoters can be held responsible for structural defects and specified defects for five years after possession. This does not make RERA a materials-quality certification system, but it gives buyers a stronger framework for checking what has been promised and delivered. The sustainability question is gaining equal importance. Steel and cement production carry significant environmental footprints, while inefficient construction can increase waste and future maintenance needs. A performance-led market therefore has implications beyond premium housing: better material selection can support resource efficiency, lower replacement demand and more resilient buildings.

The next challenge is ensuring that premiumisation does not become another layer of exclusion. As higher-quality products gain market share, developers and manufacturers will need to demonstrate measurable benefits rather than rely on branding or appearance alone. For Indian cities, the more meaningful benchmark will be whether better materials translate into safer, longer-lasting and more resource-efficient buildings across income segments.
