Mumbai Luxury Property Sales Spread Beyond Core Hubs

Mumbai’s high-end housing market recorded 1,499 registrations worth ₹14,903 crore in the April-June quarter, showing sustained demand for homes priced at ₹5 crore and above. The surge is significant for a city facing tight land availability, high housing costs and growing pressure on transport, water, public space and climate resilience.

The figures indicate that roughly 16 luxury homes were registered each day during the quarter, with transactions averaging about ₹164 crore daily. The data was compiled from Maharashtra stamp duty and registration records and analysed through a private property-registration study. The numbers point to continued purchasing power at the top end of Mumbai’s housing market, even as affordability remains a major concern for much of the city’s population. Activity was uneven across the three months. April led with 563 registrations worth ₹5,726 crore. Registrations then fell to 435 in May, before recovering to 501 in June. However, the average value of a transaction declined from ₹10.3 crore in May to ₹9.4 crore in June, suggesting stronger movement in the ₹5 crore-₹10 crore segment rather than a broad increase in ultra-luxury purchases. Worli remained the biggest contributor by value, with 97 deals worth ₹2,272 crore.

Lower Parel followed with 81 registrations worth ₹769 crore, while Bandra West recorded 54 deals valued at ₹575 crore. Suburban areas also gained ground: Andheri West, Goregaon East, Vile Parle West and Santacruz West together accounted for a sizeable share of registrations. This wider spread matters for Mumbai’s urban planning. As premium housing expands beyond established luxury districts, demand for roads, public transport, drainage, water supply, open spaces and social infrastructure can rise alongside property values. The Mumbai luxury property market therefore cannot be assessed only through transaction volumes; its longer-term impact will also depend on how new development fits into existing neighbourhood capacity.

RERA adds another layer of accountability. Maharashtra’s regulator provides public access to registered projects, project updates, complaints and compliance information, giving homebuyers tools to assess developments before purchasing. For Mumbai luxury property growth to remain durable, the next phase will need to balance investment demand with reliable infrastructure, transparent project delivery and climate-ready urban systems. Strong sales may signal market confidence, but sustainable value will ultimately depend on how well new housing integrates with the wider city.
