Bengaluru Housing Market Faces A New Wealth Divide

A social media account’s account of losing a ₹3.5 crore three-bedroom flat in Mahadevapura to a buyer who allegedly paid the full amount upfront has highlighted a growing concern in Bengaluru’s housing market: the widening gap between salaried homebuyers relying on loans and high-income technology professionals with substantial equity or stock-linked wealth. The transaction itself could not be independently verified, but current property data confirms strong pricing in the locality.

The buyer was described online as an employee of a major US technology company. The prospective buyer said he had spent months negotiating over the apartment, including attempts to reduce the sale price and brokerage, before another purchaser reportedly completed the deal quickly with an all-cash payment. The episode is anecdotal rather than evidence of a broader buying trend. However, it reflects a structural change in Bengaluru’s eastern housing belt, where proximity to major employment centres has helped sustain demand. Current listings show three-bedroom homes in Mahadevapura ranging from around ₹1 crore to above ₹3 crore, while some larger or premium properties are listed at still higher levels. Price indicators also point to continued pressure. Housing.com currently places the average residential rate in Mahadevapura at about ₹11,854 per sq ft, up 20.2% year on year.

Such averages cover different property types and should not be treated as transaction prices, but they underline how difficult the Bengaluru housing market can be for households whose purchasing power depends mainly on monthly income. The RERA angle is important, but for a different reason. The Real Estate (Regulation and Development) Act, 2016 was designed to improve transparency, regulate registered projects and protect consumers in real estate transactions. It does not, however, prevent a financially stronger buyer from outbidding another purchaser in a private market. The law requires qualifying real estate projects to be registered before promoters market or sell them. For Bengaluru, the larger urban question is therefore not simply who can pay the most.

Rapidly rising housing costs can push middle-income households towards longer commutes and less affordable neighbourhoods, adding pressure to roads, public transport and household budgets. Urban planners say the city’s next phase of growth will need more housing choices near employment corridors, alongside reliable public transport and stronger enforcement of development rules. A competitive housing market can support investment, but its long-term resilience will depend on whether ordinary workers can still afford to live reasonably close to the city’s economic centres.
