Bengaluru Land Auction Tests Commercial Growth Plans

BENGALURU: A 44.03-acre ITI land parcel in Krishnarajapuram is heading for e-auction with a reserve price of ₹1,685.40 crore, placing a sizeable commercial tract on one of Bengaluru’s important eastern corridors into the development market. The sale could reshape land-use patterns around Old Madras Road and NH-75, while raising questions about infrastructure capacity, future development intensity and regulatory safeguards for any eventual project.

The property, identified by the National Land Monetization Corporation (NLMC) as a commercial freehold asset, is located in Krishnarajapura and has direct access to Old Madras Road. ITI’s own asset-monetisation information places the parcel close to both KR Puram Metro and railway stations, increasing its potential significance for transit-linked development. The reserve value translates to roughly ₹38.28 crore per acre. Bidding will involve technical qualification followed by a forward e-auction. The technical bid and earnest money deposit deadline is September 16, 2026. Prospective bidders must also meet a minimum average net worth requirement of ₹421.35 crore. For Bengaluru, the bigger issue is what follows the land sale. A large commercial site along an established transport corridor can generate offices, retail activity and employment, but it can also add pressure to roads, public transport, drainage and other civic systems.

Urban planners say such parcels need to be assessed not only for their market value but also for their cumulative impact on surrounding neighbourhoods. RERA becomes relevant at the next stage if the eventual buyer develops and markets a qualifying real estate project. The auction itself is not a RERA project registration exercise. However, Karnataka’s RERA framework covers eligible commercial and plotted developments, making project approvals, land title, development permissions and consumer disclosures important considerations before any future sale to end users. There are also existing public-use considerations around ITI’s Bengaluru land holdings. The company’s latest annual report records issues involving public access roads and land used by other public agencies, highlighting why title, access rights and existing civic dependencies will matter during redevelopment.

The land monetisation programme is intended to unlock value from non-core government assets. NLMC says its role is to support public-sector entities in monetising such assets and improving value realisation. The next test, therefore, will extend beyond the auction price. How the site is planned, connected to public transport, supplied with infrastructure and integrated with surrounding communities will determine whether this large land release strengthens Bengaluru’s urban economy without adding disproportionate pressure to an already heavily developed corridor.
