Hyderabad Housing Market Finds Balance As RERA Gains Importance

Hyderabad’s housing market showed signs of settling in July after two months of unusually sharp registration movements, with 6,166 homes changing hands for a combined value of about ₹4,447 crore. The recovery points to steady underlying demand, but the pattern also highlights a widening gap between premium housing strength and affordability for lower-income buyers.

July registrations were 1% higher than a year earlier and 11% above June levels. The value of transactions rose 7% both year-on-year and month-on-month. The rebound followed a disruption in the market caused by buyers bringing forward transactions before revised property guidance values took effect in June. The latest figures suggest that the Hyderabad housing market is returning to a more predictable rhythm rather than entering a fresh surge. Between January and July, 44,158 residential properties were registered, up 4% from the corresponding period last year. Their combined value reached ₹30,847 crore, an annual increase of 6%. That distinction matters for the city. Registration volumes measure completed transactions, while the value figures also reflect changes in the type and price of homes being bought. A stronger value increase than volume growth indicates that higher-ticket properties are having a growing influence on the market.

Homes priced above ₹1 crore recorded 5% annual growth in registrations in July. The ₹50 lakh–₹1 crore category also grew 5%, while registrations below ₹50 lakh slipped 3%. Premium homes accounted for half of the month’s transaction value, compared with 48% a year earlier. The Hyderabad housing market is therefore showing resilience, but not evenly across income groups. Affordable homes still represented 54% of registrations, yet their slight decline suggests that rising land, construction and financing costs could be limiting access for some households. Regulation is another important part of the market’s next phase. Telangana’s Real Estate Regulatory Authority (TG RERA) has more than 11,000 registered projects and provides buyers with access to project information, complaints and regulatory orders.

For buyers, stronger registration activity does not automatically mean better housing outcomes. Project delivery, infrastructure capacity, water availability, public transport and compliance remain central to whether new housing creates liveable neighbourhoods. With demand holding up and premiumisation continuing, Hyderabad’s next challenge will be balancing real estate growth with affordability and infrastructure capacity. The quality of that growth will matter as much as the number of homes entering the market.
