Sonipat RERA Plotted Township Brings Community Focus

SONIPAT: A new plotted development in Sector 91 is adding another layer to Sonipat’s expanding residential landscape, with The Elite Residences by One Prastha receiving Haryana RERA registration for its township in Dewru. The project highlights a wider shift towards planned plot ownership, where roads, utilities, drainage and open spaces are becoming as important as the land itself.

The RERA plotted township is spread across 52.57 acres, according to the Haryana Real Estate Regulatory Authority’s project records. The registration number is HRERA-PKL-SNP-785-2025, with approval recorded on 13 November 2025. The authority currently lists the project with a completion date of August 2020? No the official register records 24 August 2030, making delivery timelines an important consideration for prospective buyers. For Sonipat, the development comes as the city absorbs pressure from the wider Delhi-NCR housing market. Plotted projects can offer households greater control over home design, but their urban value depends heavily on the quality and reliability of supporting infrastructure. Roads without adequate drainage, fragmented utility networks or insufficient green cover can create long-term costs for residents and local authorities.

The project’s published plans include internal roads, underground utility infrastructure, drainage, rainwater harvesting and landscaped areas. It also proposes community facilities such as parks, cycling routes, children’s play areas, wellness spaces and shared social facilities. Such elements can reduce dependence on isolated residential compounds when they are delivered as functioning public-facing neighbourhood infrastructure rather than treated simply as sales amenities. The location also places the project within a part of Sonipat where connectivity-led development is reshaping land values and residential demand. Its proximity to major regional routes is likely to support accessibility, although rising development will also increase pressure on transport networks, water systems, waste management and ecological buffers.

The RERA plotted township model therefore raises a broader urban question: whether new low-density housing can expand without reproducing the infrastructure gaps seen in rapidly developing peripheral areas. For residents, regulatory registration provides an important layer of oversight, but long-term liveability will ultimately depend on timely infrastructure delivery, maintenance, water security, drainage performance and access to everyday services. As Sonipat grows, the measure of a successful plotted development will extend beyond plot ownership. The more consequential test will be whether new neighbourhoods can combine private housing choice with resilient infrastructure, usable green spaces and efficient civic services over the decades ahead.
