NCR Housing Demand Faces New Supply And Price Pressures

India’s housing market entered FY27 with a clear divergence: property values continued climbing while sales and new launches remained relatively subdued. Average residential realisation across key markets rose 6% year-on-year to Rs 9,629 per sq ft in the June quarter, according to Kotak Institutional Equities. The trend puts affordability, infrastructure capacity and regulatory oversight back at the centre of the housing debate.

The rise in housing prices is increasingly concentrated in major urban markets. New Delhi, Noida, Greater Noida, Chennai and Bengaluru were among the locations supporting the increase in average realisations. Bengaluru and Gurugram have also recorded strong price growth over recent years, lifting the value of homes in several established micro-markets. But higher prices are not being matched by an equally strong increase in physical demand. Residential sales reached 247 million sq ft in Q1 FY27, up 3% from a year earlier but down 3% sequentially. New launches fell more sharply, declining 14% year-on-year and 16% from the previous quarter to 242 million sq ft. The pattern suggests developers are becoming more cautious about adding supply where absorption is uncertain. NCR provides the clearest warning. Regional sales fell 27% year-on-year to 23.5 million sq ft and were down 8% sequentially. Fresh launches stood at 21.2 million sq ft. By comparison, MMR recorded 41.5 million sq ft of sales, while Bengaluru reported 30.7 million sq ft and Hyderabad 34.3 million sq ft.

For residents, the numbers point to a more complicated housing market. Rising housing prices can strengthen household wealth for existing owners, but they can also widen the gap between local incomes and the cost of buying a home. Higher land and construction values may also encourage projects to move towards premium segments, leaving affordable and mid-income supply under pressure. This is where RERA oversight becomes important. The Real Estate (Regulation and Development) Act was designed to improve transparency, protect buyers and strengthen accountability in project delivery. As prices rise while volumes remain uneven, timely project disclosures, realistic delivery schedules and clear information on inventory can become increasingly important for households making long-term financial commitments.

Unsold stock also requires attention. National residential inventory stood at about 0.8 billion sq ft by June 2026, equivalent to roughly 1.9 years of trailing sales. Inventory has risen sequentially in NCR, Bengaluru and Hyderabad, partly reflecting new project additions. The next phase of the market will therefore depend less on headline price growth and more on whether employment, transport, public services and housing supply expand together. For fast-growing cities, durable real estate growth will require development that remains accessible, infrastructure-ready and resilient rather than relying on price appreciation alone.
