Ahmedabad Sees Urban Housing Demand Reshaping Cities

Ahmedabad: India’s accelerating urbanisation could create demand for nearly 15 crore additional urban homes by 2047, highlighting the scale of housing and infrastructure expansion cities may face over the next two decades. The projection, discussed at an industry forum in Ahmedabad, also raises questions about land use, transport capacity, climate resilience and regulatory preparedness as millions more people move into urban economies.

Industry estimates suggest India’s urban population could rise from around 55 crore today to close to 100 crore by 2047. At the same time, the number of homes needed in urban areas could increase from roughly 12 crore to about 27 crore. That implies urban housing demand of nearly 15 crore additional homes. Meeting that requirement would mean adding around 70 lakh homes every year for two decades. That pace is substantially higher than the roughly 40 lakh housing units currently added annually across urban and rural India, according to the industry assessment. But the challenge extends well beyond construction. Every new housing cluster brings demand for roads, public transport, water, drainage, electricity, schools, healthcare and waste management. Without parallel investment in these systems, large-scale housing expansion could deepen congestion, pressure groundwater and increase exposure to heat, flooding and other climate risks.

Urban planners say the numbers also strengthen the case for better use of existing urban land. Increasing density around public transport corridors and established employment centres could reduce long commutes and limit outward expansion into agricultural and ecologically sensitive areas. The quality of that growth will matter as much as the quantity of homes delivered. Regulation will become another important part of the equation. As urban housing demand rises, the Real Estate (Regulation and Development) Act, or RERA, will remain relevant in improving transparency, project accountability and buyer protection. Stronger enforcement, however, will need to work alongside faster planning approvals and better coordination between housing, transport and municipal agencies.

Ahmedabad and Gujarat are already positioning themselves for another phase of infrastructure-led growth. Ahmedabad’s selection to host the 2030 Commonwealth Games adds another layer to the city’s infrastructure agenda, while India continues to pursue its longer-term ambition of hosting the 2036 Olympics. For citizens, the larger issue is whether urban expansion produces affordable homes alongside reliable services and healthier neighbourhoods. The next phase of India’s growth will therefore depend not simply on how many homes are built, but on whether cities can expand in a planned, resource-efficient and inclusive manner.
