India Housing Prices Test Cities Infrastructure Capacity

India’s housing market entered FY27 with prices continuing to rise even as sales growth remained modest, highlighting a market increasingly supported by higher values rather than a broad-based jump in transactions. The trend matters for cities because sustained price growth can reshape affordability, land demand and infrastructure pressures, particularly in fast-expanding urban corridors.

Residential sales across India reached about 247 million sq. ft in the April-June quarter, 3% higher than a year earlier but 3% below the previous quarter, according to a Kotak Institutional Equities assessment. Average realisation increased to nearly ₹9,629 per sq. ft, up 6% annually. The rise in prices lifted the overall value of homes sold by about 9% over the year. The uneven performance across major markets is significant. Mumbai Metropolitan Region recorded sales growth of 16%, while Bengaluru posted a 20% increase and Hyderabad rose 14%. Delhi-NCR, however, moved in the opposite direction, recording a sharp decline in residential sales. That divergence suggests that India’s housing recovery is closely tied to local employment, transport links, new infrastructure and the availability of developable land. In markets where connectivity and urban services are improving, demand can remain resilient. But higher property values can also make well-connected neighbourhoods less accessible to middle-income households.

For buyers, the price-led nature of growth puts greater importance on transparency and consumer protection. RERA, the regulatory framework governing residential projects, remains relevant as buyers assess delivery timelines, project approvals, construction progress and the financial position of developers. As prices rise, reliable project information becomes increasingly important for households making long-term financial commitments. Inventory remains another key indicator. Unsold residential stock stood at roughly 1.8 billion sq. ft by June 2026, equivalent to around 1.9 years of sales based on the previous 12 months. The level is not excessive by itself, but the recent build-up suggests that new launches have, in some areas, begun to outpace purchases.

The larger urban question is whether developers can add supply without worsening congestion, water stress, transport gaps and pressure on existing civic systems. Housing growth that is disconnected from public transport and essential services can increase household travel costs and weaken urban resilience. For FY27, the crucial test will therefore be volume growth. If sales begin rising alongside prices, it would point to broader underlying demand. If prices continue climbing while transactions remain subdued, affordability and access to well-serviced housing are likely to become more important measures of the sector’s health.
