India Office Expansion Puts RERA Compliance In Focus

India’s office market is entering another expansion phase, with 77% of corporate occupiers expecting their office portfolios to grow over the next two years. The trend comes as leasing reaches record levels, putting fresh pressure on cities to provide reliable transport, utilities and well-planned commercial infrastructure alongside new workplaces.

The latest India Office Occupier Survey, conducted between April and June 2026 among more than 200 senior corporate decision-makers, points to a broad-based increase in demand. Around 30% of occupiers expect their portfolios to grow by more than 30%, compared with 18% in the previous survey. Another 33% foresee growth of 10% to 30%, while 14% expect a smaller increase.For cities, the implications extend beyond the amount of commercial space being built. Larger office footprints can mean higher daily travel demand, greater pressure on roads and public transport, and increased requirements for water, power and waste management. The survey itself identifies commute infrastructure as a major location factor, with 70% of respondents prioritising connectivity when choosing offices. The market is already operating at unusually high levels. Office absorption reached 24.6 million sq ft in April-June, an 18% quarterly and 14% annual increase.

January-June absorption reached 45.5 million sq ft, the strongest first-half performance on record. Developers added 21 million sq ft during the second quarter, showing that supply is also accelerating. Global Capability Centres remained a major source of demand, taking about 10.3 million sq ft, or 42% of quarterly absorption. Flexible workspace operators accounted for 27%, while Fortune 500 companies represented about 28%. This mix suggests that expansion is not dependent on one business segment alone. The next challenge is ensuring that rapid office expansion translates into better urban outcomes. RERA becomes relevant where new commercial real estate projects fall within the Act’s registration requirements, which cover commercial as well as residential developments. The framework is designed to improve transparency around registered projects and protect real estate consumers.

Sustainability is also becoming part of the location equation. CBRE reported that 73% of Q2 leasing activity was concentrated in green-certified buildings, while 76% of new completions were green-certified. India’s office expansion therefore represents more than a commercial real estate cycle. The next phase will depend on whether employment centres grow alongside efficient public transport, essential services, environmental safeguards and transparent project delivery. For cities, the quality and location of that growth may matter as much as its scale.
