India Real Estate Market Draws Fresh PE Interest

India’s expanding property market is becoming a larger destination for private equity, as housing demand, commercial development and new infrastructure create investment opportunities across major and emerging cities. But the scale of capital entering the sector is also raising questions about affordability, land use, infrastructure capacity and the environmental cost of rapid urban growth.

Industry estimates put the India real estate market at around US$0.66 trillion, with projections placing it near US$1 trillion by 2030. Forecasts differ on the pace and eventual size, but the direction is clear: urbanisation, rising household incomes and demand for housing and commercial space are supporting long-term expansion. Private equity activity is already reflecting that shift. Investment in Indian real estate reached about US$6.7 billion in 2025, up 59% from the previous year, according to Savills India. Offices accounted for roughly 35% of inflows, followed by data centres at 23.2% and residential assets at about 21%. The mix shows how institutional investors are moving beyond conventional housing projects towards income-generating and infrastructure-linked assets. Residential demand remains central to the story, although rising values do not automatically mean broader housing access.

Across the seven major cities, housing sales value increased 16% to ₹5.68 lakh crore in 2024 even as the number of units sold fell 4%. Average prices rose sharply, pointing to a market where transaction values can grow faster than actual housing volumes. Regulation has also changed the investment landscape. The Real Estate (Regulation and Development) Act, or RERA, was designed to improve transparency, accountability and consumer protection. SEBI has noted that RERA, along with GST and other reforms, has strengthened transparency in the sector and encouraged greater institutional confidence. For investors, this creates a more formal framework for assessing projects and developers. REITs have added another route for institutional capital by allowing investment in completed, income-generating commercial property under a regulated structure.

The bigger challenge now lies in ensuring that investment-led growth translates into better cities. Large developments can increase employment and expand housing and commercial supply, but they also increase pressure on water, transport, energy, waste systems and urban land. Climate resilience and energy-efficient construction will therefore become increasingly important as new projects scale. The India real estate market may offer substantial room for institutional capital, but the quality of that growth will depend on where money is deployed and how projects are delivered. For cities, the next phase will be measured not only by investment volumes, but by whether new development creates accessible, resilient and liveable urban environments.
