Bengaluru Office Lease Puts RERA Rules In Focus

Bengaluru is set for another large corporate office commitment, with German semiconductor company Infineon Technologies taking about 6.3 lakh sq ft in Whitefield under a 10-year lease. The estimated rental commitment is around ₹752 crore. Beyond the size of the transaction, the deal highlights the pressure that continued technology expansion can place on transport, utilities, energy use and neighbourhood infrastructure.

The office space is located at Solarium City in Whitefield. Publicly reported lease documents show a monthly rent of about ₹5.56 crore at ₹88 per sq ft, with a six-month security deposit of roughly ₹33.36 crore. The agreement includes an eight-month rent-free period and a 15% rent increase every three years. The reported lease commencement is December 1, 2026. RERA covers both residential and commercial real estate, but its role is primarily linked to the regulation and registration of eligible real estate projects rather than determining the commercial terms of a corporate lease. The central government’s RERA FAQ confirms that commercial projects fall within the Act’s scope, subject to its applicable provisions and exemptions. For Bengaluru, however, the more immediate issue is whether large office developments are matched by adequate public infrastructure. Whitefield has evolved into a major employment corridor, making road capacity, public transport, drainage, water supply and electricity reliability increasingly important to workers and surrounding communities.

The timing is significant. Infineon’s office expansion follows its announcement that it will acquire Bengaluru-based C2i Semiconductors, strengthening its capabilities in power-management technology for AI data centres. The company said it has about 2,800 employees in India and intends to deepen its engineering and research footprint. Bengaluru’s office market is already operating at substantial scale. Knight Frank data shows occupied office stock in the city reached 222.4 million sq ft in the first half of 2026, an 8% year-on-year increase. Across India’s eight major office markets, occupied stock reached 901.1 million sq ft, up 6% from a year earlier.

For the city, the Infineon deal is therefore less about one company’s property decision and more about the next phase of Bengaluru’s growth. Large technology occupiers can create skilled jobs and strengthen the local economy, but their expansion also increases demand for housing, mobility, energy and civic services. The challenge ahead is to ensure that commercial growth does not outpace the infrastructure needed to support it. For Bengaluru, future office expansion will need to be assessed alongside transport capacity, resource efficiency, climate resilience and the everyday needs of the people who keep the city running.
